PRIMARY PURPOSE:
The Facilities Director coordinates all aspects of the school facilities and grounds, and maintains a condition of operation that supports school and community use of the school’s physical plant, grounds and fields. They develop and carry out short-term and long-term plans for building maintenance and upkeep. The Facilities Director provides leadership and oversight to the maintenance staff that encourages teamwork, ensures equitable and appropriate work assignments, and provides adequate supplies, materials, and training needed to accomplish assigned responsibilities. They ensure that the District complies with all state and federal reporting as related to school facilities
RECOMMENDED MINIMUM QUALIFICATIONS:
Demonstrated knowledge of electrical, lighting, heating/ventilation, plumbing and all other mechanical systems found in schools. Holder of license(s) certifying technical competence in relevant areas preferred
Demonstrated knowledge of materials, tools, supplies, methods in use, care, cleaning and general maintenance of buildings
Minimum education: High School graduate. Additional training/education preferred
At least 5 years experience as a job foreman, project manager, and/or team leader preferred
Demonstrated knowledge of all aspects of providing maintenance services to school-sized buildings. Experience with SchoolDude and/or other computerized work order/maintenance management systems preferred
Ability to develop and follow project plans that include the essential components of project management methodology, develop project budget estimates, and used computer software to communicate this information and the results
Ability to work with and manage custodial staff and contractors to ensure appropriate level of service is provided, including but not limited to timely response to make needed repairs, replace and/or install new systems
Ability to interact positively with the school community, children, staff, and parents
Successful screening by means of Criminal Offenders Record Investigation (CORI) and Statewide Applicant Fingerprint Identification (SAFIS) review
Good health; ability to lift up to fifty(50) pounds; climb ladders; walk on roof; access crawl spaces and tunnels
Valid motor vehicle license required
SUPERVISION:
Reports to: Business Manager. Provides Supervision: Along with the principals, supervises all custodial staff. The Facilities Director is the primary supervisor and evaluator for the Custodians and Heads of Operations in each school.
ESSENTIAL FUNCTIONS:

Plans, assigns, and initiates routine cleaning and both minor and major maintenance work in cooperation with Lead Custodians, Business Manager, and Building Principals
Works with Lead Custodians to plan, assign, and supervise the work of custodians to ensure cleaning standards are maintained
Supervises and directs Lead Custodians and Custodians and all outside facility contractors
Works with building principals to develop work assignments and building maintenance needs
Plans, assigns, schedules and oversees all maintenance and repair work, maintaining a high standard of safety, cleanliness and efficiency, and
Responds to emergencies and outages on a timely basis
Responsible for the evaluation of Lead Custodians and Custodians, per contract
Maintains an ongoing maintenance log of time spent and equipment repaired
Receives, stores, and issues all maintenance and operation supplies and equipment within established budgetary limits
Maintains and distributes inventories of both supplies and materials
Inspects each building on a regular basis and confers with principals and the Business Manager regarding custodial and maintenance work
Ensures proper building security and safety systems are intact, operational, and followed
Works with administrative team to determine, plan, and communicate maintenance activities, critical issues and preventative maintenance plans for buildings, facilities and mechanical systems
Institutes and oversees a preventative maintenance program for all mechanical and structural components of each building
Routinely evaluates condition of building(s) and equipment, maintains a 5-Year Facilities Needs Plan, and assists and makes recommendations to the Business Manager on matters of building repair, renovation, upgrades and other major building and facilities projects
Assists the Business Manager in development of documents and plans relating to custodial, building maintenance, grounds, and capital project budgets
Completes all state and federal reports related to school facilities
Conducts Right-to-Know training and maintains files as required by law
Maintains compliance with the Americans with Disabilities Act (ADA), harassment policies, and all other School District policies
Performs other duties as deemed necessary by the Business Manager or Superintendent of Schools
Support the Business Manager in procurement and management of contracts related to facilities.
TERMS OF EMPLOYMENT:
Twelve-month year. Forty-hour work week; however, flexibility is required in altering hours on occasion, as needed; and from time to time, the Facilities Director may be required to stay over or come back to work for brief periods to meet with tradesmen, etc. There will be no additional remuneration for these duties or time changes.
This position is managerial and is not included in a bargaining unit. An initial one-year contract will be offered. The position will remain open until filled.
EVALUATION:
The Facilities Director will be evaluated by the Business Manager. This position will be evaluated on a regular basis in the first six months. A formal evaluation will be conducted at the end of the first six months and at the end of the first year. Formal evaluations thereafter will be annual.
WAGES AND BENEFITS:
Annual Salary: FY25 $95,000 - $105,000, based on experience. Paid holiday; Vacation, Sick and Personal leave provisions granted. Insurance: Choice from a variety of plans offered by the Cape Cod Municipal Health Group (70% contribution toward health insurance plan paid by Monomoy Regional Schools); optional life, vision, and/or dental insurance is offered to school district employees.
