Position Guidelines

Essential Functions
- Know all emergency procedures, such as fire, severe weather, bomb threats, and guest accidents
- Hire, train, and direct all department personnel
- Schedule and conduct monthly department meetings
- Efficiently maintain all hotel emergency systems and standards
- Solicit and administer all sub-contract work
- Establish and maintain an efficient inventory and purchasing system
- Provide approval for all department expenses
- Maintain accurate logs and records for all areas of responsibility
- Maintain the hotel facility and related equipment in a safe and efficient manner
- Maintain current permits and licenses for building and physical plant
- Efficiently plan and schedule work from work orders, drawings, and other specifications
- Promptly check on work performed and methods employed, workmanship, accuracy, and completeness or work accomplished by maintenance personnel
- Inspect all areas of hotel to determine that maintenance standards are being met
- Develop effective short and long range plans for capital expenditures involving budget schedules and manpower projections to correspond with property needs
- Implement an efficient full preventative maintenance program
- Implement an efficient energy conservation program and monitor the results, ensuring program is producing desired cost savings
- Accurately complete records and reports such as payroll, purchasing orders, and budget sheets in a timely manner
- Efficiently maintain equipment in accordance with manufacturers recommendations and accepted practices of the trade
- Maintain interior and exterior recreational facilities in a professional manner
- Keep company vehicles in good operating condition by maintaining mileage and maintenance loges, having vehicles serviced regularly and doing minor repairs
- Maintain accurate inventories of repair parts and consumable supplies
- Keep abreast of new technologies and techniques to improve plant building efficiency
- Be able to schedule and monitor expenses through careful purchasing systems
- Ensure the hotel has all required MSDS for chemical\s which are determined to be hazardous in nature
- Implement OSHA Hazcom program as required by law
- Implement OSHA Lockout/Tagout program as required by law
- Any and all other duties as assigned; duties are subject to change as management deems necessary to best serve the needs of Moody Gardens
- At least ten years of experience in a similar position in a similar size operation
- Any combination of education, training and experience equivalent to a degree
- Must be licensed in at least one Discipline, such as plumbing, HVAC or electric
- Must be reliable and responsible
- Understand, know and follow all federal, state, and local laws, codes, and regulations as it relates to hotel, guests, and employees
- Ability to read, write, and communicate in English both verbally and in writing
- Basic math skills
- Ability to read and understand text equipment, measuring devices, blueprints, schematic drawings, and technical parts breakdown
- Ability to stand and walk for long periods of time
- Able to safely climb ladders and stairs
- Ability to lift, climb, bend, stoop, twist, and reach to quickly and easily handle test equipment, hand tools, etc.
- Ability to work in heated or cold conditions
