PURPOSE: MMHA is seeking an energetic, motivated individual to perform skilled, semi-skilled, and diversified duties in connection with the general maintenance and repair of buildings, grounds, and equipment. The successful candidate must be able to address a host of common property issues, such as electrical, plumbing, heating, carpentry, painting, and basic mechanical and equipment maintenance and repair. The ideal candidate will have several years of professional experience in property management and maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise.

I. ESSENTIAL TASKS OF THE POSITION: (not all inclusive:)

A. Provides a wide-range of building repairs and grounds maintenance.

1. Assumes responsibility for the safe, sanitary, and attractive maintenance of
grounds and common areas within assigned areas.

2. Assumes responsibility for completing work orders to address repairs and general
upkeep in a timely manner while using good work ethics.

3. Assumes responsibility for basic supplies, materials, tools, and equipment.

B. Performs general cleaning, custodial, and routine upkeep of properties, grounds
and common areas.

1. Cleans units before and after vacancy, removes trash, washes/vacuums floors,
cleans windows, walls, floors and fixtures, performs basic repair and painting
duties.

2. Mows, weeds, prunes shrubbery, waters plants/lawns and fertilizes grounds.

3. Plows, shovels, removes snow and ice.

4. Lifts, loads, and moves heavy objects, stoves, refrigerators, furniture, building
materials and supplies.

5. Sweeps and picks up common areas, parking lots and grounds.

6. Drives agency vehicles delivering/removing supplies, materials and trash.

7. Performs basic exterminating processes.

C. Performs basic repairs in plumbing, electrical, heating/cooling, carpentry, painting,
and mechanical equipment such as:

Plumbing: fixtures, toilets, sinks, drains, valves, pipes, repairs leaks.

Electrical: switches, ranges, refrigerators, burner controls, lighting fixtures,
outlets, fuses, electrical tools/equipment.

Heating/Cooling: emergency and basic permanent repairs, basic repair
knowledge of heating and cooling systems.

Carpentry: windows, doors, door frames, stairs, railings, cabinets, counters,
floors, ceilings, rough/finish carpentry, replace screens/window, glass.

Painting: prepare/patch/plaster damaged surfaces, mix and apply paint.

Mechanical Equipment: operate and make basic repairs on saws, power hand
tools, snow blowers, clippers, plow blades, etc.

D. Possesses self-directed work skills combined with basic knowledge of planning,
organizing, and completing work assignments in an efficient, safe, and timely
manner.

1. Assesses and makes realistic estimates of materials, labor, and equipment.

2. Interprets and applies building plans, blueprints, specifications, and sketches to
construct, maintain, or repair structures and units.

3. Maintains and complies with safe and sanitary work conditions for self and others.

4. Carries out work assignments according to work schedule, determining work
approaches, methods, and techniques.

5. Exercises an acceptable level of judgment, independence, and problem-solving
skills in addressing and completing assignments.

6. Maintains a high level of teamwork and working relationships with peers and
supervisors conducive to productive repair work.

E. Supervises and coordinates activities in carrying out maintenance functions as
directed.

1. Reviews workload and status of on-going work projects and coordinates with
property manager or Executive Director as assigned.

2. Requests assistance when needed.

II. SECONDARY POSITION TASKS:

A. Performs other duties as assigned and may perform duties of other employees in
their absence.

III. POSITION REQUIREMENTS AND QUALIFICATIONS:

A. Education Level:

1. High school diploma or GED certificate required.

2. Vocational or trade school certification preferred.

3. Ability to read, write, and understand English language required.

B. Experience in Related Field:

1. 1-3 years’ experience in building maintenance repair required.

2. 1-3 years’ experience in carpentry, plumbing or electrical repair work required.

3. Experience in working in public housing setting preferred.

C. Knowledge, Skills, Abilities, Licenses and Certifications:

1. Working knowledge of and skill in applying knowledge in plumbing, electricity,
heating, carpentry, painting, and mechanical equipment.

2. Ability to read and interpret blueprints, drawings, and technical documents.

3. Ability to independently perform building, ground, and equipment maintenance
tasks of varying difficulty.

4. Working knowledge of occupational hazards and safety measures.

5. Valid driver's license unrestricted except for corrective lenses.

6. Ability to maintain confidentiality in all areas with residents and co-workers.

7. Ability to work harmoniously with other agency personnel.

8. Ability to relate to and interact with elderly/disabled and family residents in low and
moderate-income housing settings.

9. Ability to be flexible and perform work under time pressure.

10. Ability to maintain required licensures and certifications.

D. Working Conditions:

1. Environmental Parameters:

a. Ability to work in residential dwelling environments.

b. Ability to work in public housing environment in all weather conditions.

c. Ability to work in environment with conditions which may include: fumes, odors,
gases, chemicals, dust, moisture, sewage, etc.

d. Ability to work heights on ladders.

e. Ability to work with grass, weeds, and pollen.

2. Physical Demands:

a. Physical ability to lift, carry, push, pull or otherwise move objects throughout the
workday.

b. Work involves walking, bending, crawling, reaching, standing, and driving for
long periods of time.

E. Work Schedule:

1. Ability to work 40 hours per week.

2. Must have the ability to work flexible hours including the ability to be on-call 24
hours a day including nights, weekends, holidays, and overtime.

F. Equipment Used:

1. Competency in and knowledge of power tools and equipment associated with
building maintenance operations including snow plows, landscape equipment,
machinery, and staging.

2. Ability to operate a motor vehicle, personal computer, applicable computer
software, printer, copy machine, fax machine, and other standard business office
equipment.

Job Type: Full-time

Pay: From $1.00 per hour
