Morningside Group is a premier multifamily housing developer, owner, and manager of luxury apartment communities with offices in Chicago, Ann Arbor, Austin, and San Antonio. Morningside’s affiliate, Morningside Property Management, seeks a self-motivated Property Manager at Urban Crest, a 232-unit, class A, midrise apartment community located in the affluent and desirable Alamo Heights area.

The responsibilities of the Property Manager include, but are not limited to:
· Manage the daily operations of the property including leasing, marketing, maintenance, and office administration
- Oversee and manage all leasing activity at the property meeting leasing, renewal, and occupancy objectives
- Manage and maintain the prospect database and ensure diligent follow-up with all leads
- Develop and manage community out-reach programs
- Conduct weekly market surveys and stay current on the status of the submarket
- Plan and host regular resident events
- Manage general office and administrative operations
- Manage delinquency, collections, and evictions
- Ensure resident files are complete and all documents are properly executed
- Process resident screening for applicants in accordance with company policy
- Conduct frequent property inspections and maintain property condition expectations
- Create and enforce community rules
- Resolve escalated resident concerns
- Supervise productivity of staff and provide ongoing training and feedback
- Manage service requests, coordinate maintenance efforts, and follow up to ensure timely completion
- Respond to building emergencies and coordinate contractors and staff as necessary
- Manage turnover activity including move out inspections, coordination of work, and final rent ready status inspections
- Obtain bids from contractors and vendors, provide recommendations, and work within the designated budget
- Contract service vendors as needed with supervisor approval
- Place material orders for property operations working within designated budget
- Budgeting, forecasting, budget variance reporting, and financial performance of the property
- Provide excellent customer service to all residents and prospect
Requirements:
- Demonstrated verbal and written communication skills
- Proficiency in Microsoft Word, Excel, and Outlook
- Schedule flexibility to meet the needs of the business and meet deadlines
