A Market Maintenance Technician for Morningstar Storage in the Charlotte Market is responsible for performing a wide range of preventative and corrective maintenance tasks across multiple properties within a designated market. This role ensures that all facilities and equipment operate efficiently, safely, and follow company standards. The Market Maintenance Technician (MMT) will collaborate with property managers and on-site maintenance personnel to provide high-quality maintenance services, troubleshoot issues, and ensure optimal functionality and appearance of all properties including their home location. Travel to multiple locations is required.

What You’ll Do:
Maintenance and Repair
· Perform preventive maintenance on facilities, systems, and equipment, including HVAC, electrical, mechanical gates, plumbing, carpentry, landscaping, janitorial, painting and general building repairs.
· Diagnose and repair malfunctions in facility equipment and systems promptly to minimize disruptions and downtime.
· Conduct quarterly inspections to identify potential issues and plan timely repairs to prevent future failures.
Travel & Market Support
· Travel between properties in the market as scheduled, providing hands-on maintenance and repairs as needed.
· Support emergency repairs and service requests to maintain tenant satisfaction.
· Provide training to new and experienced maintenance associates on preventative maintenance expectations, safety procedures, troubleshooting equipment, and repairs.
· Supervision of maintenance projects, capital improvements and major repairs throughout the market.
Safety & Compliance
· Ensure all work is performed safely and adheres to OSHA regulations and company safety policies.
· Inspect and test building security and safety systems, including fire alarms, emergency lighting, and exit routes, and address any deficiencies.
· Document and report all safety issues and corrective actions in line with company protocols.
Inventory & Equipment Management
· Work with the District Manager and Property Manager to track and manage the inventory of supplies, equipment, and tools needed for maintenance activities.
· Ensure all tools and equipment are well-maintained, calibrated, and readily available for use.
· Coordinate with the District Manager and vendors to procure parts, equipment, or services as needed for repairs and projects.
Collaboration & Communication
· Build strong relationships with property managers, tenants, and on-site maintenance personnel to understand and address their maintenance needs.
· Work closely with the District Manager and other technicians to share knowledge, skills, and resources as needed.
· Communicate maintenance schedules and expectations clearly to minimize disruptions and maintain a positive tenant experience.
· Provide feedback and recommendations for improving maintenance efficiency and effectiveness to the District Manager.
Qualifications
What You Need:
· Experience: Minimum 3-5 years of experience in maintenance, facilities management, or a related field, preferably within a market or multi-site role.
· Skills: Proficiency in HVAC, electrical, mechanical gates, plumbing, carpentry, landscaping, painting and general building systems. Strong diagnostic and problem-solving abilities.
· Travel: Valid driver’s license; willingness and ability to travel between properties within the designated market.
· Physical Requirements: Ability to lift 50 pounds; stand or walk for extended periods; climb or balance; stoop, kneel, crouch, or crawl; reach with hands and arms; vision and hearing necessary; and perform physically demanding tasks as required.
Offered candidates must pass a background check, drug test, and motor vehicle record check.
