Now Recruiting a Top Performing Assistant Property Manager for a property in Humble, TX
This position is responsible for working in conjunction with the Property Manager to manage all aspects of property operations including the direct responsibility for the collection, posting, banking, and delinquent rent collection action (including liens, lock-outs and evictions when applicable) and reporting of all account receivables. This top performing individual must also demonstrate professional verbal and written communication skills, as well as the ability to work well with a team and the ability to provide consistent white glove customer service to current and prospective customers. This team member will also be asked to lease market and assist with resident relations functions of the property along with the following responsibilities:
· Assist Property Manager in the initiation and management of all core business
· Generate phone and walk-in traffic
· Greet prospective residents, qualify, utilize feature/benefit selling, complete all lease applications, participate in verification and notify prospective resident of results
· Maintain high occupancy and future occupancy trends
· Ensure office is opened on schedule and that the office and model apartments are maintained in a clean condition
· Take resident service requests in a complete and accurate manner and route to maintenance for prompt processing, conduct follow-up with residents
· Answer incoming calls and questions professionally
· Collect rent and other funds due, post accounts receivable batches in the RealPage OneSite Leasing and Rents system, balance all accounts receivables and complete accounting month end procedures each month in accordance with company policy.
· Actively pursue collections through knocking on doors, conducting contractual liens and lockouts when necessary.
· Physically inspect the property when on grounds, pick up litter and report any service needs to the maintenance team
· Keep abreast of industry, market and seasonal trends and work with immediate supervisors and the community team to plan strategies to meet operational goals
Qualifications:
The ideal candidate will possess previous leasing and assistant property manager experience, superior customer service skills, a positive solution-driven attitude, the flexibility to work occasional weekends and share in on-call responsibilities for after hour emergencies. Experience on assets undergoing renovation is preferred.
