Job Summary
Work directly with Loan Officer, Underwriter, Closer, borrowers, real estate agents, builders, title companies and other third parties to carry out the duties required to evaluate loan files, obtain loan approvals, and facilitate on-time closings.

To be effective, an individual must be able to perform each essential duty successfully.
- Fundamental understanding of FHA, VA, USDA, Freddie, Fannie and MACU portfolio guidelines and regulations.
- Communicate regularly with new and active loan applicants to ensure they receive exceptional service throughout the loan process.
- Calculate and verify income and employment in accordance with Appendix Q, MACU and investor guidelines
- Gather and analyze paystubs, personal and business taxes, verification of income/employment, tax transcripts and assess any concerns with income
- Complete required income calculation worksheets for salary and self employed borrowers.
- Analyze calculated income to ensure it meets loan requirements
- Demonstrate strong analytical abilities when running and examining automated underwriting systems for Freddie Mac and Fannie Mae (LPA and DU)
- Monitor loan officer pipelines and identify alerts requiring disclosures, re-disclosures and other necessary attention to loan files.

- Assist in completion of Notice of Incomplete Applications, Withdrawals, and Denials within required time frames.
- Order appraisal (or AVM) and title report upon receipt of all qualifying documentation and Intent to Proceed
- Examine title report, eliminating any risk of junior liens, addressing any shared well, egress issues, ensuring MACU has first position on all title reports as well as verify address, parcel number, and annual taxes for accuracy compared to loan file
- Evaluate appraisals for accuracy and compliance with secondary market guidelines, making sure any errors, adjustments, repairs, etc., have been corrected or completed prior to final loan approval.
- Order Flood Certification, FHA or VA case number, CAIVRS, VOE, VOD, Condo Certification, CC&Rs, Condo Budget, tax transcripts, hazard insurance and subordinations per guideline requirements
- Remove unnecessary documents/buckets from eFolder in Encompass to eliminate duplication and determine what missing documentation is outstanding; verify accuracy of received date for documents and correct if needed
- Demonstrate understanding of what is required for alerts, warnings and Mavent fails
- Confirm loan file has all required documentation and submit to underwriting
- Develop and maintain quality timeframes and management of pipeline to achieve and meet required purchase contract deadlines
- Within 24 hours of underwriter review, work with loan officer and member to gather and satisfy all required underwriting conditions
- Work closely with Mortgage Training Team and Underwriter for assistance in understanding guidelines and program requirement
- Run Value Analyzer on all refinance loans
- Participate in ongoing training of standard mortgage products (Conventional, FHA, VA, etc.)
- Use tools provided to research all loan programs and guidelines, including AllRegs, investor selling guides, MAC, Knowledge Center, MI quotes, Underwriting and Training hotlines, and agency call centers; maintain an active knowledge base of the mortgage loan products MACU offers and an understanding of the qualifications for each program.

Experience
One year of experience in a finance related field. Work in the mortgage industry preferred.
Education
High School Diploma or GED.
Licenses, Certificates, Registrations
Must be able to qualify for a NMLS number under S.A.F.E Act after hire into position.
