Job Summary: A Leasing Manager requires an individual who is professional, energetic, and has the desire to contribute and exceed the expectations of residents and guests. This diverse role combines sales, customer service, and marketing to lease high end luxury apartments available in the Cleveland market.
Essential responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Overseeing all aspects of leasing for three luxury apartment buildings in the Little Italy neighborhood
- Preparing all lease-related paperwork in a timely and accurate manner Analyzing problems with properties and finding the best solution for the tenant and property owner
- Ensuring timely collection of rents and fees
- Overseeing the curb appeal and maintenance of the property to ownership standard.
- Serving as a point of contact between the property owner and renters
- Overseeing daily administration of the property
- Troubleshooting and responding to after-hours issues regarding the facility
- Respond to all prospect inquires, qualify prospects, and set appointments\
- Perform timely prospect and resident follow up, via phone, email, thank you notes, promotional material, meetings, etc.
- Immediately record all phone calls, emails, and in person visits within company software
- Conduct full property tours; have complete and full knowledge of all aspects of property including apartments, amenities, and location of properties in Cleveland market.
- Apply product knowledge to prospect/client needs by communicating the features and benefits; close the sale
- Develop full knowledge of application information required, screening process and policies regarding qualifying prospect to lease
- Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
- Process applications for approvals (i.e. Credit check, rental history, etc.)
- Submit processed applications for Supervisor’s approval. Follow up scheduling of move into the property
- Secure new residents’ signature(s) on appropriate lease paperwork, addendums, parking agreements prior to move-in.
- Fully orient new resident to the property· Inspect models and/or vacant apartments to ensure they are market ready, meaning clean, smell fresh, and are showable daily
- Thorough knowledge of lease terms, specifications, and all property policies· Engage and communicate in a professional manner with residents to ensure resident satisfaction.
- Promote a high level of resident retention by establishing a rapport with residents
- Conduct all business in accordance to company policies and procedures, including Fair Housing and other laws pertaining to multi-family living
- Responsible to assist the Supervisor/Accounting with monthly rent collection.
- Work closely with Operations, Housekeeping, Maintenance, and Accounting Staff
- Responsible for “shopping” downtown competitive properties to have a full understanding of the rental market.
- Interact with Building Engineer staff to ensure resident maintenance issues are communicated timely and effectively so issues can be resolved to ensure resident satisfaction.
- Update reports including availability report, marketing report, etc.
- Update on a weekly basis, property advertising forums including: rentpath, Apartments.com, Zillow, Craigslist, etc.
- Assist in implementing current marketing programs and willingness to develop new marketing strategies
Additional Requirements:
- EXPERIENCED Leasing professional with at least two years’ experience in apartment rental or real estate sales
- Ability to learn and work within company software including: Yardi, ResMan, Corelogic, Aptexx, etc. Display absolute confidentiality 100% of the time as is relates to resident’s and/or guests’
- identity, employment, personal matters, etc. No exchange of inappropriate behavior, including taking pictures with, texting, calling, etc. With “celebrity-like” figures who may live or visit the property.
- Be able to multi-task between three residential properties.
- Always represent the company and property in a professional manner
- Exceptional customer service skills· Fair Housing Certification or willingness to obtain
- National Apartment Leasing Professional (NALP) Certification or willingness to obtain
- Demonstrate an ability to support and contribute to the team, including but not limited to Leasing, Operations, Housekeeping, Accounting, etc.
- Demonstrate strong oral and written communication skills
- Operate telephone, personal computer/keyboard, Microsoft Office including Work and MS Outlook, community software
- Must possess a positive attitude and the ability to smile under all circumstances· Participate in training in order to comply with new or existing laws.
- Neat, clean, professional always throughout the workday and/or whenever present at the property.· Demonstrate ability to diffuse and respond to resident/customer concerns to avoid escalation of the problem.
- Attendance is an imperative job function
- Ability to read and interpret documents such as leases & addendums, safety rules, operating and maintenance instructions and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of organization
- Ability to apply common sense and understanding to carry out detailed written or oral instructions.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc.
- Successfully pass drug test.
Supervisory Responsibilities: This job has no supervisory responsibilities, however may have future supervisory responsibilities depending on company growth.
