Senior Estimator | Richland, WA
We are seeking a Senior Estimator to join our preconstruction team, bringing expertise and experience to support our estimating efforts. In this role, you will collaborate closely with preconstruction managers, project executives, and project managers. With 90% of our projects negotiated or delivered through alternative methods, you will be actively engaged in the cost-estimating process from the initial conceptual design stage through to the development of the final Guaranteed Maximum Price (GMP).
You will utilize Lean principles, including a strong focus on the Target Value Design (TVD) process, which is integral to our preconstruction approach. Additionally, you will play a key role in building and strengthening relationships with clients, design professionals, trade partners, and the communities in which we operate.

- Complete understanding of CSI MasterFormat and the proper methods and sequence for installation of each CSI division of work.
- Builds upon construction knowledge by working with operations, architects, and trade contractors to resolve potential construction issues.
- Thorough understanding of construction documents and the ability to identify potential construction issues.
- Develop comprehensive, detailed, and accurate budgets based on limited design information.
- Estimate portions of a project at Schematic Design (SD) level and above, identifying and estimating incomplete design elements.
- Cross-reference and coordinate drawings / details between different drawing disciplines and specifications.
- Read and interpret drawings, specifications, and all other project documents for completeness, constructability, and risk identification issues.
- Support, compile, update, and finalize complete project estimates from initial concept to GMP establishment for CMAR, GC / CM, and design-build projects.
- Perform quantity take-offs and apply unit prices for all CSI MasterFormat divisions, including self-performed work.
- Review and analyze trade partner pricing for all trades and make recommendations for awards.
- Engage trade partners to assist in the development of progress estimates.
- Assist with trade partner negotiations prior to award.
- Understand and set up project-specific general conditions for projects of all sizes.
- Understand and organize estimate totals and summary checks.
- Participate in hard-bid projects when required.
- Accurately estimate ground-up projects without support for projects under $30M.
- Estimate self-performed scopes of work with appropriate accuracy and detail.
- Effectively manage multiple projects in various estimate or preconstruction stages.
- Prepare and lead project meetings, ensuring clear purpose, agenda, and meeting minutes.
- Identify the appropriate format and presentation material for various owners and project types.
- Build logical productivity rates and utilize historical cost data for evaluating construction project costs.
- Embrace a culture of continuous improvement and incorporate Lean principles into daily activities and tasks.
- Update and maintain cost estimating database, including production rates, costs, and durations for self-performed work, trade partner costs, and overall completed project costs.
- Maintain professional relationships and uphold high ethical standards.
- Ensure estimates are complete and error-free.
