Regional Property Manager – Affordable Housing
Location: Buffalo, NY (Travel Required)
Salary: $110,000 - $130,000 per year Annual Performance Bonus

Are you an experienced leader in multifamily affordable housing looking to make a real impact? We’re seeking a Regional Property Manager to oversee a portfolio of seven communities totaling 892 units in the Buffalo, NY region. If you have a strong background in LIHTC, HUD Project-Based Section 8 (PBRA), and affordable housing compliance, this could be the perfect next step in your career!
Key Responsibilities:
* Lead, motivate, and mentor Community Managers to drive high performance and strong resident satisfaction.
* Ensure compliance with HUD Project-Based Section 8 (PBRA) and LIHTC programs.
* Develop and monitor annual property budgets, ensuring financial success and proactive capital improvement planning.
* Implement SMART action plans to improve portfolio performance and optimize expenses.
* Provide coaching and support to on-site property managers.
* Analyze variance reports, trends, and financial performance to ensure portfolio goals are met.
* Partner with compliance, HR, and facilities teams to address operational concerns and drive improvements.
* Lead continuous process improvements for asset maximization and regulatory compliance.
* Build and maintain a diverse and inclusive team environment that fosters growth.
What You Need to Succeed:
✔ 5 years of multifamily property management leadership experience, with 3 years overseeing multiple sites (Required)
✔Strong knowledge of LIHTC & HUD PBRA programs (Required – Affordable Housing Experience is a MUST)
✔Industry Certifications Preferred – CPO, TCS, BOS a plus
✔Experience with MORs, HUD REAC/NSPIRE inspections, & compliance audits
✔Strong background in budgeting, financial reporting, and variance analysis
✔Hands-on leadership with a proven track record in training and coaching teams
✔Ability to travel 3-4 days per week within the portfolio
✔Experience with major rehabs & renovations is a plus
Proficiency in Yardi, RealPage OneSite, or similar property management software
✔ Bachelor’s degree preferred but not required
