Location: Buffalo, NY (Travel required to Erie, PA & Syracuse, NY)

About the Role:
A leading property management firm is seeking an experienced Regional Property Manager to oversee a portfolio of 2,000 units across Buffalo, NY, Erie, PA, and Syracuse, NY. This role requires a seasoned leader with Experience in Property management at the regional level. The ideal candidate will have a strong background in lease-ups, acquisitions, and dispositions, along with expertise in RealPage and On-Site property management software to drive operational efficiency.
Key Responsibilities:
Portfolio Management & Operations:
Oversee a portfolio of 2,000 units across multiple locations. Develop and implement operational strategies to improve occupancy, retention, and financial performance.
Ensure properties meet high standards for maintenance, curb appeal, and compliance. Conduct regular on-site visits to assess property conditions, team performance, and resident satisfaction.
Provide operational insight for acquisitions and dispositions.
Financial & Performance Management:
Prepare and manage annual budgets, ensuring revenue targets are met and expenses are controlled. Analyze financial statements, rent rolls, and market trends to optimize property performance.
Implement strategic rent pricing and leasing strategies. Monitor and drive collections, minimizing delinquencies and vacancies.
Utilize RealPage for financial tracking and operational efficiency.
Lease-Ups, Acquisitions & Dispositions:
Lead and oversee lease-up initiatives for new developments and repositioned properties. Assist in the due diligence process for acquisitions and dispositions, providing insights on operations and risks.
Develop and implement marketing and leasing strategies to maintain strong occupancy rates.
Team Leadership & Development:
Recruit, train, and mentor on-site property managers, leasing teams, and maintenance staff. Foster a collaborative, results-driven culture across all properties.
Conduct performance evaluations, coaching, and leadership development. Provide hands-on support to ensure compliance with company policies and industry best practices.
Compliance & Risk Management:
Ensure all properties comply with local, state, and federal regulations. Oversee risk management, resident relations, and legal compliance.
Maintain strong relationships with vendors, contractors, and service providers.
Qualifications & Skills:
✅ Experience in Property management as a Regional Property Manager.
✅ Experience managing a 2,000 unit portfolio, including lease-ups, acquisitions, and dispositions.
✅ Proficiency in RealPage & On-Site property management software.
✅ Strong financial acumen, including budgeting, forecasting, and P&L management.
✅ Proven track record in team leadership, training, and performance management.
✅ Ability to analyze market trends and adjust strategies to maximize occupancy and NOI.
✅ Excellent communication, negotiation, and problem-solving skills.
✅ Willingness to travel regularly to properties in Buffalo, Erie, and Syracuse.
