Position: Senior Property Manager
Seeking a dynamic and energetic go-getter to manage an established boutique community of 100 units. This position is ideal for an independent worker with a strong drive to succeed.
Position Objective: Increase the value of the property by maximizing net operating income and resident retention.
Essential Responsibilities:
- Assist in recruiting other site Staff as needed
- Train, evaluate and supervise all on-site staff; recommend probation or termination if indicated
- Monitor compliance to all policies and procedures
- Monitor compliance to laws and ordinances
- Monitor compliance to safety procedures
- Responsible for all day to day property operations
- Maximize resident retention
- Maintain a positive community atmosphere for residents
- Maintain regular communication with residents
- Coordinate resident social and informational events
- Personally contact residents at least 60 days prior to lease expiration for lease renewal
- Promptly inform Vice President or Regional Property Manager of resident issues involving safety, loss of income or damage to property
- Collection of rents and other income
- Daily posting and bank deposits
- Marketing and leasing of vacancies
- Show, lease and process prospective residents applications as per company policy and procedure
- Maintain telephone and traffic log
- Prepare weekly traffic and leasing report
- Inspect units upon move-out and schedule necessary repairs and make-ready of vacant units as per budget
- Monitor advertising and make recommendations as needed
- Review competitive properties at least monthly and make recommendations as needed
- Transfer and disconnection utilities as required to minimize cost to property
- Supervise all maintenance and repairs to property
- Promptly schedule resident maintenance requests
- Schedule and review work of onsite staff daily
- Schedule and review all vendor work
- Perform regular physical inspection of exterior, lighting and common areas
- Perform inspection of all unit interiors at least annually
- Maintain supply inventory and restock as needed
- Schedule quarterly and annual preventive maintenance
- Maintain appropriate logs for all onsite maintenance
- Provide input and review of financial reporting
- Assist with preparation of annual property budget
- Process all AP/AR as required
- Complete month-end and year-end reporting as required
- Provide narrative of all monthly budget variances /- 5% per line item
- Make recommendations to minimize operating expenses
- Make recommendations to increase income
