SUMMARY:
Viking Lakes, the best-in-class destination in Eagan, MN, is home of the Minnesota Vikings, Omni Viking Lakes Hotel, and other unparalleled amenities including Viking Lakes Residences. MV Ventures is seeking an initiative-taking, organized, and enthusiastic candidate to serve as Assistant Community Manager for the 483 -unit luxury community, unrivaled in the Twin Cities. This individual will support the community’s on-site, day to day operation by performing administrative tasks, overseeing all resident relations, and supporting the leasing process. While this first residential phase will be the primary focus, the successful Assistant Community Manager will be instrumental in the growth of Viking Lakes Residences, which is planned to expand to over 600 apartment homes upon completion in the coming years.
ROLES AND RESPONSIBILITIES:
- Oversee day-to-day management of Viking Lakes Residences.
- Greet all guests, residents, and potential future residents in a friendly, professional manner.
- Manage both the delinquency and lease renewal process for the community and promote positive results.
- Manage the resident move-out process and coordinate the apartment turnover process with maintenance.
- Maintain resident retention by delivering exceptional service to residents and exceed expectations.
- Assist residents with support, troubleshooting, locating packages, entering maintenance orders and otherwise.
- Respond timely to all resident inquiries via email, phone, messaging, and all communication methods.
- Ensure all current and prospective resident documentation is organized and entered into the Software.
- Assist with regular property inspections, building walks, and audits.
- Coordinate and communicate service-related needs to residents and maintenance.
- Coordinate, and at times take prospective resident tours. This role will contribute to leasing duties.
- Oversee Leasing team with tasks such as lead follow up, inquiries, escalations, and support.
- Monitor and assist with residents moving into the community, ensuring apartments are market ready.
- Coordinate and manage vendor access to the property in partnership with maintenance.
- Assist with light maintenance duties as needed such as apartment filter changes or door batteries.
- Plan and execute resident events in coordination with the team.
- Occasional availability to work evenings and weekends to meet business needs.
- Work in coordination with great Viking Lakes property management, operations, and programming.
EXPERIENCE AND EDUCATION:
- Strongly prefer 1-3 years’ experience in multi-family property management, hospitality, or similar experience.
- Preferred experience with Yardi and/or RealPage software.
TECHNICAL KNOWLEDGE AND OTHER COMPETENCY REQUIREMENTS:
- Knowledge or ability to learn and adhere to Federal and State Fair Housing Laws.
- Outstanding customer service and organizational skills. Must be confident and outgoing, able to comfortably communicate with all groups of people in a helpful manner.
- Intermediate to advanced computer and typing skills – able to comfortably create and edit Excel spreadsheets.
- Elevated level of attention to detail, demonstrating initiative, professionalism, personal awareness, and integrity.
- Effectively communicate in a professional manner with team members, leadership, residents, and vendors.
- Excel in a fast-paced, dynamic environment; ability to adapt to changing priorities; remain focused under pressure; able to meet deadlines.
- Calmly manage conflict, difficult and/or emotional situations; focus on resolving issues and achieving an effective solution.
- Ability to work independently, with minimal supervision, while also effectively working as part of a team.
- Treat others with respect; show sensitivity to and respect for cultural differences; support diverse workforce and help to ensure workplaces and living communities are free from unlawful discrimination and harassment.
- Maintain utmost discretion and confidentiality regarding sensitive proprietary and confidential information of company, residents, tenants, and vendors.
PHYSICAL DEMANDS:
- Must be able to lift, push, pull and/or move up to 30 lbs. Will be seated during majority of workday, though will be on your feet and mobile for extended periods depending on job duty.
- Regularly performs computer work and operates office equipment.
