Facilities Maintenance Technician

NAI Sioux Falls Property Management is seeking a friendly and professional Facilities Maintenance Technician specializing in plumbing, HVAC, boilers, and cooling towers to support our Commercial Property Management Division, which manages over 40 properties.

Perform maintenance and repairs on building systems, including but not limited to:

• Plumbing installations, repairs, and troubleshooting
• HVAC system maintenance, including air handlers, chillers, and ductwork
• Boiler system inspections, maintenance, and troubleshooting
• Cooling tower operations and maintenance
• General electrical repairs and troubleshooting
• Preventative Maintenance: Develop and execute preventative maintenance plans.
• Diagnosing and resolving mechanical and operational issues
• Coordinating with outside vendors and contractors when necessary
• Conducting regular inspections of equipment and facilities
• Obtain bids for projects and capital improvements.  Supervise and ensure the quality of work performed.
• Buildouts: Provide estimates for buildouts.  Supervise the execution of buildout projects.
• Move-Out Cost Estimations: Conduct walk-throughs to estimate move-out costs.
• Address urgent repair issues and document future maintenance needs.
• After hours emergency services/on call
• Maintaining detailed service records and documentation
  
• Policy and Procedure Development: Assist in creating and implementing policies and procedures.

Qualifications:

• Proven experience in plumbing, HVAC, boilers, and cooling tower maintenance.
• Strong understanding of building systems and preventive maintenance procedures.
• EPA Universal Refrigerant Certification required; Boiler Operator Certification is a plus.
  
• Proficiency in estimating costs and managing budgets.
• Strong problem-solving and troubleshooting skills.
• Ability to multitask and manage time effectively, prioritizing tasks as needed.
• Self-starter with problem-solving abilities and a proactive approach.
• Safety minded
• Compile, organize, and retain supporting documentation for Work Orders.
• Proficiency in Microsoft Word & Excel for reporting.
• Strong written and verbal communication skills
• Professional attitude and appearance.
• Valid driver’s license and ability to pass a background check.

Physical Requirements:

• Ability to stand for up to 8 hours a day, work in various weather conditions.
• Capable of working indoors and outdoors in various weather conditions, with exposure to mechanical/moving parts,    dust, dirt, odors, irritants, and high noise levels.
• May require bending while lifting or moving objects 50 to 100 pounds, with assistance as needed.
• May involve kneeling, lifting, crouching, bending, pulling, climbing, pushing, and twisting the upper body.

Salary and Benefits:

• Competitive Salary: $33.00 /hr. DOE
• Full-time position, 40 hours per week.
