Job Summary:
The Affordable Housing LIHTC Analyst is responsible for the acquisition, acquisition/rehabilitation, structuring, and underwriting of affordable housing developments utilizing the Low-Income Housing Tax Credit (LIHTC) program. The Analyst will work closely with the principals of the firm and manage the acquisition process to ensure successful project and acquisition execution in alignment with federal, state, and local housing regulations.
Key Responsibilities:
Financial Analysis & Underwriting:
· Conduct financial modeling and analysis for affordable housing projects utilizing the LIHTC program.
· Prepare tax credit applications, budgets, financing structures, and cost estimates.
· Perform feasibility studies and cash flow analysis to assess the financial viability of proposed acquisition or acquisition rehabilitation project.
· Ensure compliance with all financial, tax credit, and funding requirements.
· Review Audits, partnership and legal documents
Compliance & Documentation:
· Prepare and review compliance documentation required for tax credit applications and ongoing monitoring.
· Monitor project performance and compliance with the applicable LIHTC regulations throughout the life of the project, including financial reporting and affordability periods.
· Work with the compliance team to ensure adherence to local, state, and federal affordable housing regulations.
Collaboration:
· Collaborate with internal teams (e.g., legal, development, accounting) and external stakeholders (e.g., investors, lenders, and governmental agencies) to facilitate acquisition and project approvals and financing.
· Assist in preparing investment committee presentations, equity and debt offering memorandums, asset management reports, and proposals for funding applications and project approvals.
Manage the transaction process with the Companies' third parties that are supporting the transaction
Market and Policy Research:
· Stay updated on relevant changes in LIHTC regulations, local housing policies, and financing programs.
· Perform market research on local affordable housing needs and market conditions to support project evaluations.
Project Support:
· Support project management teams by tracking project timelines, financial performance, and budgets.
· Assist in preparing documents for financing applications, grants, and partnership agreements.
Other Responsibilities:
· Assist with the preparation of quarterly and annual asset management reports for individual property and portfolio performance
· Respond to inquiries regarding project status, compliance requirements, and financing structures.
Required Key Skills and Qualifications:

Education:
· Bachelor’s degree in finance, Accounting, Real Estate, Economics, Urban Planning, or a related field.
Experience:
· 1-3 years of experience in real estate development, affordable housing finance, or financial analysis, with a focus on LIHTC.
· Prior experience working with LIHTC properties, affordable housing finance, or with CHFA projects is preferred.
Skills:
· Strong financial modeling and analytical skills (proficiency in Excel is essential).
· Knowledge of LIHTC program guidelines and compliance requirements.
· Familiarity with affordable housing finance tools and software (e.g., Procore, RealPage, MRI Software).
· Excellent written and verbal communication skills to prepare reports and communicate with internal and external principals.
· Attention to detail and the ability to manage multiple tasks simultaneously.
Certifications:
· Certification such as Certified Housing Development Finance Professional (CHDFP) or similar certifications in affordable housing finance is a plus.
· Project Management Professional (PMP) certification is preferred but not required.
