Key Responsibilities
- Develop and implement leasing strategies to achieve maximum occupancy.
- Manage and train leasing agents to ensure excellent customer service and lease fulfillment.
- Negotiate lease agreements and rental rates with potential tenants.
- Conduct market research and analysis to set competitive rental rates and attract tenants.
- Handle lease administration, including lease renewals, terminations, and new lease preparation.
- Maintain positive relationships with tenants to ensure tenant satisfaction and retention.
- Oversee property showings and open houses to showcase available units to prospective tenants.
- Collaborate with marketing team to develop and implement effective marketing strategies for vacant units.
- Coordinate with maintenance and facilities teams to ensure timely preparation of units for new tenants.
- Manage and analyze leasing data to provide regular reports on occupancy rates, leasing activity, and market trends to the management team.
- Bachelor's degree in Business Administration, Real Estate, or related field.
- Proven experience in property management or leasing, preferably in residential or commercial real estate.
- Strong understanding of leasing laws, regulations, and fair housing practices.
- Excellent negotiation and communication skills.
- Proficiency in property management software and MS Office Suite.
- Demonstrated ability to analyze market trends and conduct competitive market analysis.
- Ability to work in a fast-paced, dynamic environment while maintaining attention to detail.
- Proven leadership skills with experience in training and managing a leasing team.
- Strong customer service orientation and ability to build positive relationships with tenants and prospects.
- Detail-oriented with strong organizational and time-management skills.
- Ability to work flexible hours and weekends based on property needs.
- Real Estate License may be required, depending on the state and property type.
- Knowledge of financial principles related to leasing and property management.
- Ability to prioritize and manage multiple tasks simultaneously.
- Understanding of marketing principles to drive leasing success.
