Supervises: Works Collaboratively

FLSA Classification: Non-Exempt

Location: The Adelaide, located in Anchorage

Status: Full-Time, Regular


JOB SUMMARY:

This position oversees all day-to-day operations of an assigned property. Some of their duties are handling comments, complaints, and requests from tenants, collecting rent payments, contacting tenants who have not paid their rental payment, and preparing eviction notices. They are required to solve any emergency or situation related to one of the apartments.

A key duty of a property manager is to ensure that the property is healthy, habitable, presentable, and operational. They work collaboratively with maintenance staff and leasing agents where applicable and is responsible for routine property inspections and processing work order request to keep the community running smoothly.

This job description is a general description of duties for NWA Property Managers. Specific or unique circumstances of any property may require additional instructions and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Essential duties of this position include the following. Employees in this position perform some or all of the following tasks. Other duties may be assigned.

  • Accomplishes financial objectives by collecting rents and diligently following up with tenants who are late on rent. Maintain accurate, up-to-date records of property’s financial transactions. Those could include managing invoices for purchasing services and necessities, security deposits, rent collection receipts, petty cash reconciliation, resident profiles, weekly status reports, and quality assurance reporting. Works collaboratively with the main office on long-term and short-term project/objectives of financial management
  • Works closely with Compliance Specialist to ensures that all property-related processes comply with local, state, federal, health, safety, and housing program regulations and related files are up-to-date and ready for audit
  • Coordinate all details of unit move-ins and move-outs, schedules and performs apartment inspections with residents present, prioritizes and schedules necessary make-ready work with maintenance and vendors, and conducts completion inspections, ensuring quality control standards are met before returning the unit to rental inventory. Maintains current administrative details on all tenant movement.
  • Displays a high level of integrity and professionalism at all times in dealing with residents, prospects, employees, and outside contacts.
  • Performs quality control review of work orders completed and report on this metric weekly/monthly.
  • Inspects property on a daily basis for “curb appeal”, ensuring trash is picked up around the grounds and all common areas, including any parking and garage areas, and notifying the supervisor and appropriate custodial agency if additional work is required. Monitors grounds for appropriate snow removal
  • In buildings with interior common areas, monitors hallways, stairways, storage rooms, and laundry facilities for cleanliness and neatness. Contacts appropriate custodial contractors as needed. Reports malfunctioning machines and damage or vandalism of any kind to Maintenance. Has inoperable vehicles removed from the property.
  • Maintains inventory control of supplies and equipment.
  • Must maintain proper and professional telephone voice and utilize proper telephone etiquette.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Must possess current driver’s license and vehicle insurance, clean criminal record, DMV report and ability to be bonded.
  • Performs other related duties as assigned.

  • Must have high school or equivalent diploma, plus experience in multi-unit property management.
  • Possesses the ability to work with little to no supervision.
  • Knowledge of Fair Housing Act and Alaska Landlord Tenant laws.
  • Ability to operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
  • Ability to apply basic arithmetic: adding, subtracting, multiplying, and dividing.
  • Manages time well and is an effective multi-tasker.
  • Demonstrate an ability to support and contribute to community team.
  • Must possess a positive attitude, exceptional interpersonal and leadership skills.
  • Possesses the ability to be an active listener.

Specific vision abilities required by this job include close vision, distance vision, color vision, ability to adjust focus, depth perception and peripheral vision.

PREFERRED (but not required) QUALIFICATIONS: Some prior experience working with low-income housing residents as a property manager or resident manager.
