Job description
We are looking for an experienced Leasing Consultant to join and work with the property management team to cover duties including leasing activities conducting showings, communicating prices and terms to potential renters, and negotiating leases and renewals. Maintains company’s customer service and leasing standards throughout the lease life cycle.
Responsibilities
- Respond to potential tenant interest for rental properties in-person and via digital platforms.
- Engages and advances each prospect and follow up until they have set an appointment, found a home within our portfolio, or decided not to move.
- Shows properties, answering questions and finalizing terms of leases
- Establishes tenant expectations for security deposits, procedures for rent and amenities that will be part of the lease
- Prepares potential tenant background checks, including reference letters, rental history, income verification and lease application
- Properly executes all terms of a lease and taking needed steps in the case of a defaulting tenant.
- Displays a high level of integrity and professionalism at all times in dealing with residents, prospects, employees, and outside contacts.
- Handles incoming leases by phone and email.
- Provides information regarding specific amenities as well as services offered with the goal of generating leases for the sites.
- Provides accurate information to residents and prospects in a courteous manner and fills all reasonable requests or requirements.
- Logs all activity into company provided databases (Real Page One Site) in a timely and accurate manner.
- Accurately communicates the benefits and features of the property portfolio.
- Stays up to date with all promotions/leasing incentives.
- Maintains company’s customer service and leasing standards throughout the lease life cycle.
- Inspect properties periodically and communicates with maintenance team.
- All other administrative duties as required by direct supervisor/property manager.
- Adhere to fair housing laws and guidelines.
- May have to travel between two properties (less than one mile)
- Must be able to work weekends
Skills
- Interpersonal skills for developing personal connections with prospective renters, keeping current renters happy and reducing turnover.
- Communication, including verbal and written skills essential to the lease development functions of a Leasing Consultant, including answering tenant questions and expediting the lease application process.
- Ability to translate financial and legal real estate terminology into common language.
- Attention to detail for managing all aspects of lease terms, including conflict resolution, move-in procedures and financial transactions.
- Prospecting, negotiation and closing skills to effectively translate prospective leads to clients, signed leases or renewed leases.
- Knowledge of the current market
Education, Experience, and Licensing Requirements:
- High school diploma, GED, or equivalent required
- Bachelor’s degree in marketing, promotions, advertising, or business administration preferred
- Three to five years of industry leasing and or management experience a plus
- Familiarity with office software and phone systems
- Real Page One Site experience a plus
- Spanish a plus
Job Type: Full-time
Pay: $15.00 - $20.00 per hour
