Who We Need
The Property Manager serves as a key member of the property management team overseeing all building operations, tenant relationships, events, and more. A successful hire will leverage their commercial property management experience to assist with a variety of financial and operational responsibilities, including financial reporting, property management, customer service, and contract management.

Description of Responsibilities
Establish sound relationships with all tenants and customersOversight of Tenant Services Coordinator and their responsibilities including all front desk responsibilities, , site access, etc.Support onsite team through events and training opportunitiesPartner with fellow site leadership to ensure preventative maintenance and safety procedures are adhered to at all timesReceive and process / code all invoices through company"s billing system. Obtain and attach appropriate backup documentationGenerate all vendor Service Contracts, Addendums, Work Orders and Purchase Orders. Organize and file those documents upon completionEnsure company has current / accurate Certificates of Insurance for tenants and vendorsWork with vendors on any outstanding invoices or invoice discrepanciesRespond to Tenant requests and needs; coordinate efforts with the Engineering and Operational teams to resolve issuesReview and execute all Tenant charges, including additional billings such as Electric Usage, Cross Connect fees, Smart Hand service fees, Tenant bill backs, etc.Assist with Accounts Receivable and Accounts Payable, including accruals, payment of expenses, CAM estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentationManage annual OPEX budget, forecasts, monthly reports, and variance reports, including accruals, journal entries, and detailed financial reportingEstablish and maintain effective working relationships with internal and external tenants and vendorsSend out Tenant notifications; keep all Tenant lease and vendor files accuratelyRepresent Netrality with local professional networks and industry organizationsCommunicate regularly with management and various business unitsProvide ad-hoc support and complete requests as neededPosition Requirements and Desired Skills
A minimum of 5 years of experience in commercial property management (250,000 sf)High school diploma required; bachelors degree strongly preferredProven exposure of increased management experience leading othersA strong understanding of financial terms and principles, plus the ability to analyze financial statementsConsiderable knowledge of commercial real estate terminology, commercial leases and vendor contractsExtensive experience with budget management process for large commercial buildingsWork experience in an office environment and knowledgeable of office proceduresStrong experience with office management systems, MS Office and ExcelExperience using office equipment, including printersExcellent communication skills (via phone, email and in-person)Ability to think proactively in a fast paced environmentBe curious about understanding and improving business processesAbility to work cross-functionally with easeSelf-motivated, initiative takerHighest ethical and professional conduct, exercising discretion where appropriateAdhere to all guidelines and expectations set forth in company's corporate handbookPI259876533
