Residential Construction Project Manager / Foreman :
New Vista Development., Inc. has 25 years experience designing and building a few high-performance custom homes and renovations per year in the Chapel Hill, NC area. As a professional, well-established, and locally known builder, I am seeking a full-time Residential Construction Supervisor.
Job Description :
- Ensure that projects are completed on time, on budget, and meet the specifications and quality metrics
- Perform site quality control inspections daily to ensure work complies with the plans, specifications, and quality standards, respond quickly and professionally when they do not, and help prevent avoidable problems.
- Employ cost-effective project management techniques, negotiations, and strategies
- Estimate materials, send out bid requests, award, and place orders, and inspect when delivered to site
- Create scope of works, send bid requests to trade partners, evaluate bids, award, and schedule install start
- Create punch lists and ensure all items are fully completed correctly
- Coordinate, plan, and manage schedules for vendors, trade partners, clients, and inspectors
- Learn and use fully our project management system, www.coconstruct.com
- Estimate construction costs for clients and our estimates
- Learn how to & create change orders for clients
- Ensure that the job site is always kept in a clean, safe, secure, and organized manner
- Weekly meeting to discuss construction progress
- Oversee and supervise construction project progress and provide reports on timeline, progress, and adjustments
- Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met
- Collaborate with office staff
- Never lie to any that you work with
