Job Description / Responsibilities
The Airport Properties Manager is responsible for overseeing tenant compliance with all contractual obligations. This role is critical in negotiating and preparing leases, permits, concession agreements, and other related contracts. Additionally, the Properties Manager will develop, recommend, and enforce business terms that align with County policies.
Key Responsibilities
- Maintain a comprehensive schedule of tenant and vendor agreements, including escalation and expiration dates.
- Collaborate with finance to ensure timely execution of rent escalations, adjustments, and reimbursements.
- Draft, update, and finalize lease and service agreements, ensuring compliance with County policies and deadlines.
- Manage tenant and vendor relationships, address non-compliance issues, and ensure timely submission of required documents (e.g., insurance certificates).
- Supervise and inspect tenant agreement terms, TAA repairs, and improvement projects to ensure compliance with lease terms and timely completion.
- Analyze the financial performance of airport concessionaires, conducting audits to ensure compliance and profitability.
- Assist in developing the annual budget and quarterly forecasts, preparing variance reports and financial analysis to support airport decision-making.
- Provide detailed financial reports and projections to aid in planning and ensure the airport's financial stability.
- Support financial planning through accurate economic analysis and budgeting efforts.
