The Maintenance Supervisor oversees the maintenance team and ensures that all facilities and equipment are operating efficiently and safely. This role involves managing maintenance staff, scheduling and coordinating repairs, and implementing preventive maintenance programs. The ideal candidate will have a strong background in maintenance operations, excellent leadership skills, and a proactive approach to problem-solving.

Pay Rate: $23  per hour
Schedule: Monday through Friday from 7:30AM-4:30PM, with a 1 hour lunch break.
Location: Tamarac, FL

Job responsibilities include but are not limited to:

• Responsible for overseeing the maintenance team and ensuring that all equipment and facilities are functioning properly
• Working with the property manager and Board of Directors in managing all maintenance-related and capital improvement activities within an assigned property.
• Inspecting, scheduling, and performing routine preventive maintenance on all appropriate equipment as necessary or as requested by the Board of Directors.
• Satisfying work orders promptly and efficiently, and ensuring proper documentation has been provided and recorded
• Communicating effectively with other members of the maintenance team and other departments within the organization, ensuring all maintenance needs are met in a timely and efficient manner.
• Monitoring maintenance of all electrical, mechanical, and plumbing equipment throughout the property, or contract outside maintenance vendor and maintain records of areas serviced.
• Responsible for the daily repair and upkeep of the property
• Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or the management company
• Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times
• Changing AC filters/Vacuum AC vents
• Performing routine cleaning tasks in common areas of the condominium such as lobbies, restrooms, trash rooms, hallways/catwalks, elevators, offices, laundry rooms, clubhouse, and recreational areas
• Collecting and disposing of trash materials in accordance with community guidelines
• Sweeping, mopping, vacuuming, and maintaining the cleanliness of floors, carpets, and entryways
• Addressing minor maintenance issues such as changing lightbulbs, fixing leaking faucets, and repairing minor damage as needed
• Assisting with outdoor cleaning, including sidewalks, parking lots, and landscaping upkeep.Pick up and discard any debris/trash/palm prawns in common areas
• Ensuring that all cleaning and maintenance activities follow safety protocols and guidelines
• Taking pictures and documenting any maintenance or safety concerns to the property manager or supervisor promptly, Painting as needed
• Pressure washing as needed
• Assisting with the inspection, repair, and installation of sprinkler systems
• Being aware of and operating within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
• Removing debris from the roof and property Responsible for a thorough knowledge of management company policies and property community policies.
• Inspecting the property and reporting to Management any issues or findings
• Working closely with the Property Manager, Board, and other team members to ensure projects are completed in a timely manner
• Demonstrating customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
• Completes all tasks in a positive, professional manner consistent manner
• Assisting in diagnosing and solving maintenance issues in exterior and common areas ranging from plumbing, electrical, general carpentry, appliances, HVAC, and pool
• Distributing notices and communications to residents as necessary
• Completing basic checklists and inspections as assigned
• Performing other duties as assigned
• Position requires a constant need to be on feet, working outdoors in all weather conditions, and the ability to perform physical activities including, but not limited to: bending, kneeling, climbing stairs, reaching above shoulder, grasping/gripping/turning, climbing ladders, lifting/carrying equipment, supplies, other materials, and painting
• Meeting with contractors and vendors, as needed
• Keeping accurate records of all maintenance work performed, as well as ordering and maintaining an inventory of necessary supplies and equipment
• Supervising and training maintenance staff, and ensuring that all work is completed to a high standard
• Assists Groundskeeping Crew to fill in for vacations/days off/holidays/etc.

Qualifications:

• Education:

• High school diploma or equivalent; Associates or Bachelors degree in a related field (e.g., Mechanical Engineering, Facilities Management) preferred.

• Experience:

• Proven experience in a maintenance supervisory role or similar position.
• Extensive experience with maintenance procedures, equipment, and safety protocols.

• Skills:

• Strong leadership and team management skills.
• Excellent problem-solving and troubleshooting abilities.
• Proficiency in using maintenance management software and tools.
• Good organizational and time-management skills.
• Effective communication and interpersonal skills.

• Certifications:

• Relevant certifications (e.g., HVAC, electrical, plumbing) may be required or preferred.
