Role Overview
The Vella Group and Noble 33 seeking a Project Manager to oversee design, development, and construction predominantly for a multi-use space in Wynwood. The ideal candidate will have extensive experience in high-end, ground up multi-use developments within the City of Miami. The Project Manager at times will also be participating in design, development, and construction of other assets in the commercial portfolio, including industrial, retail, and mixed-use development.
Key Responsibilities
General Responsibilities:
• Provide pre-development, development, and construction management leadership to guide the project to completion.
• Oversee and manage all project activities required to meet Ownership’s goals.
• Coordinate with the project architect and other design teams to complete building permit documentation and construction documents.
• Create and maintain a comprehensive milestone schedule from current progress through fit-up.
• Develop and manage a project budget covering all hard and soft costs related to planning, design, construction, and fit-up.
Design & Permit Management:
• Assemble and manage the design, engineering, and consultant team.
• Coordinate design development and construction documents for entitlement and building permit approval.
• Review construction documents and provide recommendations to enhance quality, economy, and efficiency.
• Establish meetings with the local jurisdictions, communicate the planning and building department project requirements and their impacts to the overall project’s design and cost.
• Ensure all necessary documentation is prepared for submission and approval by the city planning and building departments, as well as other relevant jurisdictions.
Budget:
• Act as the project CFO, ensuring budget accuracy and forecasting project spend.
• Establish and manage the overall project budget, including design fees, construction costs, fit-up expenses, permits and other associated fees.
• Provide cost reduction alternative designs to keep the project within the budget constraints.
• Set budget for fit-up and equipment, working with vendors to secure pricing within budget.
Schedule
• Establish and monitor a detailed project milestone schedule.
• Report on project progress during both design and construction phases, tracking work against established milestones.
Contract Management
• Issue Requests for Proposals (RFPs) as necessary.
• Evaluate bid responses and make recommendations to Ownership.
• Represent Ownership in all contract review and negotiations.
Construction Management
• Represent Ownership at project meetings and facilitate project communication.
• Conduct weekly construction progress meetings to review project status.
• Ensure the General Contractor is performing work per contract requirements and safeguard against defects.
• Manage design clarifications, RFIs, change orders, and provide Ownership with options for decision making.
Vendor Fit-Up Management
• Serve as the main point of contact for all fit-up vendors coordinating their activities with the General Contractor.
• Create and update the fit-up schedule, ensuring alignment with project requirements and timelines.
• Monitor and inspect installations to ensure compliance with Ownership’s specialty requirements.
Quality Management
• Collaborate with the Contractor and Design team to develop a “Quality Management Plan” that guarantees the project meets the highest standards of fit, finish, and operational performance.
• Review and document issue progressively, ensuring corrections are made throughout the project lifecycle.
• Oversee the final project punch-list and confirm completion of all corrective actions.
Closeout & Commissioning
• Supervise the commissioning process.
• Develop procedures for reviewing contractor and consultant applications for progress and final payments.
• Conduct final inspections and over-see punch-list completion.
• Prepare final cost reports and deliver all necessary closeout documentation, including as-built drawings, warranties, manuals, and training materials.
Additional Requirements
• B.S. in Architecture, Engineering, Construction Management or a related field.
• 7 years of experience in elevated multi-use developments. Additional experience in specialized industrial warehouses preferred.
• Experience leadings project teams with decision-making authority and accountability, budgets and coordinating external consultants.
• Strong understanding or industry building principles, practices, and codes.
• Proficient with Microsoft Office Suite or related software.
