Opportunity
Noble Investment Group is seeking an Asset Management Analyst in Atlanta. The Asset Management Analyst will work closely with the Asset Management Team and third-party managers to maximize the performance and value of our hotels and institutional real estate funds. This unique position will work alongside senior leaders of the Asset Management team to provide ongoing analysis of market, portfolio, and individual asset performance. The role includes exposure to market data and performance information for a portfolio of select-service, extended-stay, and compact full-service assets based in the Continental United States. The role will perform analysis and present findings on an ongoing basis to the Asset Management and Financial Analysis teams, with the intent of continuous improvement to enable Noble to produce superior results across all metrics. The role is approximately 5% travel.
Reporting Relationships
The candidate will report to the Managing Principal and Head of Asset Management and work closely alongside a team of asset management professionals at the Noble headquarters in Atlanta, Georgia.
Duties & Responsibilities
The Asset Management Analyst role will have primary responsibility for the following:
- Work with the team to perform an ongoing review of all data and documents, such as STR data, revenue management data, forecasts, and financial statements across the entire portfolio.
- Work with and continually improve a systematic approach to identify operational deficiencies and areas of opportunity and communicate this in real-time in a team-oriented approach to internal team and strategic partner management companies.
- Analyze property income statements, conduct benchmarking analyses, and prepare other analyses related to maximizing hotel performance.
- Perform monthly reviews with all hotels to discuss monthly performance and the strategies to improve performance.
- Maintain a thorough understanding of all factors affecting hotel markets and submarkets associated with the portfolio.
- Work with asset managers to identify opportunities based on benchmarking and analysis to develop and implement short-term, intermediate, and long-term strategies to improve the value of the portfolio.
- Work with asset managers to maximize NOI through annual budgeting and business planning, financial and strategy reviews, planning, and execution of capital projects, and executing an agreed-upon strategy.
- Monitor property and portfolio financial performance from operational, business, and benchmarking perspectives.
- Participate in monthly reviews with properties to discuss performance and strategies for improvement.
- Work with asset managers to review, evaluate, and approve annually prepared business plans/budgets, including capital budgets, for each property. Provide any cost reduction and revenue enhancement opportunity based on benchmarking and analysis.
- Work with and continually improve the systematic approach to identify trends in locations, brands, and management companies that can be capitalized on to improve results. Utilize and enhance the current system to communicate this real-time, in a team-oriented approach, to internal team and strategic partner management companies.
- Provide support in underwriting and due diligence of new acquisition opportunities.
- Accountable for working with the management company on all aspects of each hotel's performance.
- Work with the Asset Management Team to take data and information, utilizing web-based and non-web-based applications, and put it in a presentation format for internal and external stakeholders.
Qualifications
The desired candidate should have 1-2 years of work experience as a financial analyst in a hospitality, real estate, finance, or related field. A track record of success, integrity, and academic achievement supported by the strong recommendation of industry peers is required, as are:
- Undergraduate degree with preferred course curriculum focused on finance, business, or hospitality.
- Well-organized, detail-oriented, flexible, confident, analytical, technical, and resourceful.
- Persuasive writing and oral communication skills.
- Strong quantitative and financial analysis skills with the ability to demonstrate extensive knowledge of data manipulation and analysis in Microsoft Excel. (Working knowledge of Tableau is a plus)
- Working knowledge of PowerPoint, Prezi, and online presentation applications.
- Practical interpersonal skills and ability to interact with diverse personality types.
- Ability to work well under pressure with compressed project time frames.
- Proactive, hardworking, dedicated, and a self-starter.
- Willingness and capacity to travel on an infrequent basis.
Compensation
Total compensation will be commensurate with experience and include a base salary and bonus.
