Job Summary
We are seeking an Asset Management Analyst who will play a key role in monitoring, managing, and optimizing the performance of Reliant Real Estate Management’s self-storage portfolio. This role involves analyzing operational and financial data, monitoring the health of the investments, identifying opportunities for value creation, tracking performance vs goals, and recommending strategies to maximize portfolio performance. The Asset Management Analyst will collaborate closely with the Operations, Investments, Accounting, and Acquisitions teams to ensure alignment of portfolio strategy with company goals.
Essential Duties and Responsibilities
Portfolio Performance Analysis :
- Monitor and analyze property-level and portfolio-level performance, focusing on metrics such as revenue growth, NOI, occupancy, debt-coverage, and operational efficiency.
- Conduct variance analyses to identify underperforming assets, outliers or issues in revenue or expenses, and recommend actionable strategies for improvement.
- Track performance at property and fund-level against budgets, underwriting assumptions, and investor return targets.
- Monitor timeline and budget of development and expansion projects for variance and report on impact to investment business plan.
Operational Collaboration :
Partner with the Operations Team to track impact of operational strategies and changes on asset performance such as revenue and occupancy management, expense control, and customer service initiatives.Assist in the evaluation of capital improvement projects to ensure alignment with budget and ROI goals.Monitor operational KPIs, including rental rates, occupancy, marketing effectiveness, reputation (google reviews), and expense management.Investment and Acquisition Support :
Collaborate with the Acquisitions Team to assess potential new properties by providing operational insights and performance forecasts.Work with the Investments Team to prepare portfolio performance updates and reports for investors, including detailed analyses of revenue growth and asset value creation.Work with Accounting to reviewing monthly financials for trends or outliers.Data Management & Reporting :
Maintain and update asset management tools, dashboards, and reports to track portfolio performance and operational metrics.Prepare detailed asset management reports for senior leadership, highlighting performance trends, risks, and opportunities.Monitor debt covenants and report on timelines for payment changes, testing, and due dates.Value Creation Strategies :
Identify value-add opportunities across the portfolio, including facility expansions, unit mix adjustments, pricing strategies, and efficiency improvements.Monitor the success of initiatives such as rate adjustments, promotional programs, and capital projects.Industry Networking :
Stay informed about trends in the self-storage industry by attending conferences, reviewing market research, articles, and newsletters.Build and maintain relationships with lenders, property managers, asset managers, third-party vendors, and brokers.Education and / or Work Experience Requirements
Bachelor’s degree in Finance, Real Estate, Business, or a related field; Master’s degree preferred.3 years of experience in asset management, real estate, or financial analysis, preferably within the self-storage industry.Strong understanding of self-storage operational metrics, valuation principles, and market dynamics.Proficiency in reading and analyzing financial statements and other accounting reports.Proficiency in financial modeling and data analysis tools, including Excel.Experience with self-storage management platforms such as Yardi, SiteLink, or StorEDGE is highly preferred.Familiarity with data visualization tools such as Tableau or Power BI is a plus.Strong communication and presentation skills, with the ability to translate complex data into actionable insights.Excellent organizational skills and attention to detail, with the ability to manage multiple projects simultaneously.Physical Requirements

Pay : $80,000.00 - $100,000.00 per year – dependent upon experience and education
