Building Maintenance Responsibilities:
- Oversee the general upkeep of all apartment buildings, including daily inspection of facilities
- Manage work orders and repairs through Entrata
- Manage maintenance staff to ensure quality completion of all work in a timely manner
- Oversee building upgrades according to owner requests and to preserve facility
- Maintain building operations and ensure facilities are safe and functional
- Identify control systems through observation and preventative maintenance methods and react to the observations by repairing, utilizing other maintenance staff, or recommending the needs of outsourced services
- Manage aesthetic maintenance such as applying new coats of paint and ensuring grounds are upkept
- Manage routine maintenance and emergency repairs to prevent and resolve safety or comfort issues
- Manage material and equipment warranties as well as service contracts ensuring the best value
- Purchase and maintain inventory of facility replacement fixed assets / components and equipment such as : appliances, ceiling tile, doors, flooring, garbage disposals, hot water heaters and flood sensors, light fixtures, paper products, plumbing products , maintenance power tools, etc.
- Coordinate with corporate office maintenance team when assistance is needed for special projects, snow plowing, outside maintenance, etc.
- Assist with trash removal as needed
- All other duties as assigned

General Requirements:
- Construction skills such as carpentry, painting, masonry, plumbing, roofing, and welding
- Advanced critical thinking and problem-solving skills for fixing maintenance issues
- Administrative skills for ordering supplies, handling records, and scheduling maintenance
- Physical strength and dexterity to lift, move, and handle heavy equipment
- Stamina to deal with long hours standing and walking
- Strong verbal and written communication skills
- Ability to work in extreme heat or cold conditions
- Organizational and time management skills
- Three or more years of experience preferred
- Must be willing to work flexible hours, including nights and weekends if necessary
- Must be willing to react to change productively and complete other essential tasks as assigned
Special Skills:
- Plumbing knowledge to address leaks, clogs, or other drainage problems
- Electrical wiring capabilities to manage problems with the building’s electricity
- Carpentry skills
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
- Physical stamina to handle a full shift of being active and working on the building
- Ability to work independently with minimal supervision or as part of a team
- Ability to use computer technologies efficiently (i.e., electronic mail, internet, Microsoft office including Word & Excel, programs for communication / research)
Physical / Mental / Environmental Demands:
Physical
- Ability to perform manual tasks re quiring moderate physical strength and dexterity, i.e., ability to lift approximately seventy-five (75) to one hundred (100) pounds, climb ladders to approximately forty (40) feet, operate hydraulic lifts to approximately forty- (40) feet high.
- Ability to work indoors in normal use areas, crawl spaces, above ceilings, pits (i.e.: electrical, water, sewer).
- Ability to work outdoors in normal use areas, confined spaces (i.e., pump houses, attics)

Hours:
Monday-Friday 7 AM- 3 PM
*Rotating weekends
*Rotating Emergency on call
Hourly Range: $25-$27 (Based on Experience)
Specific Items:
Daily

- Manage work orders and repairs through Entrata
- Manage maintenance staff to ensure quality completion of all work in a timely manner
- Maintain building operations and ensure facilities are safe and functional
- Manage aesthetic maintenance such as applying new coats of paint and ensuring grounds are upkept
- Manage routine maintenance and emergency repairs to prevent and resolve safety or comfort issues
Weekly
- Maintain current vendor, contractor, emergency contact list
- Identify control systems through observation and preventative maintenance methods and react to the observations by repairing, utilizing other maintenance staff, or recommending the needs of outsourced services
- Coordinate with Byler Holdings Maintenance Team when assistance is needed for special projects, snow plowing, outside maintenance, etc.
Monthly
- Oversee building upgrades according to owner requests and to preserve facility
- Work in conjunction with outside contractors and vendors to obtain estimates, coordinate , schedule , manage and sign off with the completion of all outsourced facility projects at the discretion of the NCCA Manager
- Train staff on emergency response policies and procedures such as : RACE & PASS methods, implementation of basic fire system, sprinkler, extinguisher functions.
Quarterly
- Purchase and maintain inventory, in Entrata, of facility replacement fixed assets / components and equipment such as: appliances, ceiling tile, doors, flooring, garbage disposals, hot water heaters and flood sensors, light fixtures, paper products, plumbing products , maintenance power tools, etc.
- Schedule, coordinate and finalize all NCCA Life Safety System Inspections, services, and contracts such as : Fire Alarm, Fire Extinguishers, Sprinkler, Generator, Elevator, Latch Systems , etc.
- Manage material and equipment warranties as well as service contracts ensuring the best value
Yearly
- Provide suggestions to NCCA Manager regarding facility budget as appropriate
