Purpose:
The primary responsibility of the Superintendent is to oversee all on-site functions of assigned construction projects through active management of scheduling, budget, labor, materials and project adjustments to complete projects on time, in budget and with careful attention to quality control.
This position works extensively with project stakeholders, business teams, subcontractors and other internal/external partners to define and execute new projects/programs throughout their lifecycle. Our ideal candidate will have experience at various stages of construction and development including due diligence, budgeting, estimating, contract management, people/subcontractor management, procurement, safety training and permitting.
Successful candidates have additional experience in construction management, architecture, engineering and safety disciplines.
Responsibilities include (but not limited to):
- Assist the Project Manager in accurately forecasting activities, costs, durations and schedule through analysis of working documents, standards, etc. to develop project timeline and budget.
- Assist in the procurement of subcontractors through review and approval of scopes of work.
- Strategically arrange or re-arrange project schedule, when deemed effective to keep the project on schedule.
- Maintain communication and transparency for project team through regular meetings, a daily log of operational activity and look-ahead schedules.
- Review project plans and all project adjustments regularly to ensure all steps align with contract requirements including design, budget and schedule.
- Minimize and manage project expenses by proactively coordinating material procurement and allocation according to the project schedule resulting in reduced emergency or credit card purchases.
- Review, approve and submit all project invoices, bills and receipts to submit for timely payments.
- Recognize potential impacts to the project schedule and collaborate with the project team for implementation of proactive corrective measures.
- Oversee all change orders ensuring timely approval and execution.
- Works positively with client representatives, subcontractors, and adjacent property owners/projects ensuring positive reviews whenever possible.
- Consistently maintain a safe, clean, organized, and secure work site while exhibiting a positive attitude toward safety.
- Enforce compliance with Safety Program, identifying safety issues and/or violations and manages resolutions.
- Maintain all correct OSHA and other required postings, MSDS (Material Safety Data Sheets) files, and manage toolbox safety meetings.
- Take ownership of worksite quality control in every aspect of the project.
- Manage all inspection related activity ensuring inspection compliance.
- Keep worksite and trailer clean, organized, secure and in compliance with safety and workplace regulations.
- Manage subcontractor and internal staff labor scheduling to maximize productivity including hiring additional labor as needed.
- Provide technical assistance using personal experience and industry best practices to staff and subcontractors as necessary.
- Positively influence subordinates and peers through training, mentoring and effective leadership including sourcing expert or peer feedback as necessary.
- Proactively and creatively resolve staff conflicts or issues as necessary and to minimize impact to the project and/or company.
- Conduct regular employee feedback sessions providing performance evaluation, goal setting and support, professional development, and collaboration.
General Qualifications
- 5 years of experience as a Project Superintendent, Construction Manager, or other construction-related disciplines.
- In-depth understanding of local, state and federal construction regulations.
- Understanding of construction equipment, including safe operating practices and signs of maintenance issues.
- Experience with Microsoft Suite (Excel/Word/Outlook/PowerPoint).
- Experience with Bluebeam Revu or Adobe Acrobat or willingness to learn.
- Valid driver’s license and dependable transportation.
Skillset Qualifications
- Ability to interpret construction methods, contracts and drawings of projects and provide clear direction to technical and non-technical project team members, owners and partners.
- Thorough construction project delivery experience and strategy including resource allocation, schedule, design adherence, material and budget management.
- Excellent communication skills, including writing, speaking and active listening.
- Great problem-solving and decision-making skills.
- Excellent organizational and time management skills to allow for effective multitasking across multiple projects.
- Effective leadership abilities, like motivation, goal-setting, delegation, and conflict management.
- Flexibility in working with technical and non-technical business owners/partners to overcome obstacles and deliver results.

Pay: $60,000.00 - $65,000.00 per year
