What are the responsibilities and job description for the Public Housing Manager position at North Providence Housing Authority?
The Public Housing Coordinator implements, performs, and coordinates the federally leased public housing assistance program. The North Providence Housing Authority manages 146 elderly/disabled/low-income/family housing units. The Coordinator implements the policy and procedures governing the application process, resident selection, rent eligibility computations, processing rents, and the maintenance of efficient files according to the Department of Housing and Urban Development (HUD).
- Under the supervision of the Executive Director maintains 146 Public Housing units and ensures that participant records, leases and services are monitored and maintained according to agency policies and procedures.
- Maintain the waiting list, issue and withdraw applicants and periodically purges the waiting list.
- Maintain applicant selection function for timely lease up of vacant units.
- Prepares and processes monthly tenant rent role.
- Review applicant eligibility, calculate rent and initiate and execute leasing process.
- Process tenant workorders in a timely manner and notify maintenance team accordingly.
- Maintain applicant files and conduct briefing of applicants on the requirements of the public housing program.
- Contact service contractors as needed.
- Maintain Public Housing Records in computer including applications, recertifications, interim adjustments and new admissions.
- Complete recertification of all public housing participants.
- Under the supervision of the Executive Director, investigate and develop data in conjunction with lease violations and terminates contract when necessary.
- Schedule informal reviews for applicants and informal hearings for participants when required.
- Mediate issues between participants and the agency’s public housing program.
- Interrelate in a courteous, confidential, and professional manner with participants, property owners and the public in person and on the phone, answers inquiries, responds to complaints, schedules appointments, and provides general information.
- Maintain a high degree of confidentiality relative to participant records.
- Maintain a working knowledge of federal public housing regulations and implements changes as required.
- Attend trainings, seminars, and meetings relative to the public housing program.
- Compile and prepare in a timely manner all applicable reports for HUD including MTCS (PIC) entries and adjustments, occupancy reports, roll report, and participant 50058 recertification reports.
- Answers the video doorbell and assists visitors and guest as needed.
- Additional duties as may be assigned by the Executive Director
