We are looking for an experienced and successful director of North Star Property Management’s Maintenance Department. This is a position that is responsible for overseeing the upkeep of our portfolio of homes, including coordinating internal staff, external vendors, unit turns and ongoing maintenance.

Maintenance Director Overall Description
Oversees the Maintenance Department as a near-solo entity, including recording and analyzing KPIs, profitability, strategic planning and process design; from the big picture down to minute details. Manages pre-move in prep, move ins, routine maintenance, work orders, move outs, bills & invoices and inventory. Understands the importance of maintaining positive relationships with owners, tenants, vendors, community, and supports sales and operations employees.
It is vital to have experience in construction and construction management, including time in the field.
Specifically, this position manages all aspects of property/asset management maintenance for 225 properties in the Portland Metro area and 75 properties in Bend, including maintenance staff for all locations.
Collaborate with Regional Site Managers on projects and turns for clear and united communication to tenants and owners. Create streamlined processes for efficient online ordering; utilize account managers with HD Supply. Establish relationships for priority and back up vendor lists.
Day-to-day requires a great deal of flexibility and responding to urgent issues as well as completing non-urgent but important tasks. About 80% of the job is on the computer or phone in the office, responding to work orders, managing staff and projects, and communicating with the leasing and operations teams. About 20% of the job is outside of the office, on site at properties for inspections, placing/removing lockboxes, meeting with homeowners, tenants, or vendors. The schedule is in our Lake Oswego office, Monday through Friday, normal business hours, some evenings/weekends as needed for emergencies.

This position will also be hiring, training, dispatching, and managing internal maintenance teams of handypeople, landscapers, housekeepers, and additional internal maintenance staff as needed.
