What are the responsibilities and job description for the Area Property Manager position at Northland?
Position Purpose: With guidance from the AVP of Multifamily, the Area Manager is accountable for all day-to-day property operations of a select portfolio of communities. Responsibilities include staff supervision and development, profitability and cost control, collaboration with value-add initiatives, and upholding quality standards to ensure resident and employee satisfaction.
- The position is responsible for the leadership and performance of a portfolio of communities in the Midwest market and should be based in one of the following locations: Madison, WI or Rochester, MN. Areas of responsibility are subject to change based on the additions and reductions in unit count, communities, markets, and the strategic direction of the organization.
Essential Functions: The following list of essential job functions is not exhaustive and may be supplemented or changed, as necessary.
- Oversee and assist in the day-to-day operational responsibilities of the portfolio, including financial, marketing and leasing, customer service, staff, and talent management with a high level of professionalism.
- Recruit, train, develop, and supervise Community Managers and share responsibility for maintaining the physical asset and performance of assigned properties. This includes assisting the community teams with operational responsibilities, as needed.
- Continual field work conducting property visits within the portfolio evaluating each asset, identifying key issues, and working with support teams to develop and implement plans of action for each community and its team.
- Proactive leadership and execution using key performance indicators as a compass to evaluate performance.
- Maintain in-depth knowledge and analysis of competition/pricing in assigned market area(s).
Qualifications and Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities. The ideal candidate will have a professional background which highlights abilities in addressing challenges associated with growing revenue while fostering a positive team environment geared towards developing staff.
- The ideal candidate will have at least five years of experience in multifamily management in addition to experience overseeing and developing a team.
- Must have excellent interpersonal and written communication skills, demonstrated by the ability to: listen to and empathize with others, convey confidence, provide exemplary levels of service, resolve conflict effectively, and collaborate with a diverse team.
- Excellent judgment and prioritization skills with demonstrated capabilities in operational excellence and the ability to identify and drive new initiatives in the portfolio, /or arrive jointly at decisions, conclusions, or solutions.
- Experience exhibiting leadership presence and serve as a trusted leader in the coaching and development of your team and direct reports to foster a collaborative work style in achieving operational goals.
- Must be able to identify and resolve problems in a timely manner, including multitasking to manage competing demands, and to deal with change, delays or unexpected events.
- Ability to demonstrate accuracy and thoroughness including monitoring your own work and others to ensure quality and completion within the communicated deadlines.
- Ability to work effectively with external vendors and customers; consistently exhibits a professional demeanor in dealing with others and works to maintain constructive working relationships.
- Complies with all Northland Investment Corporation policies and procedures.
- This role will require the ability to travel to existing and prospective communities and team events, as necessary.
