BRIEF DESCRIPTION
The Project Manager is a position offering tremendous growth and opportunity for the candidate of choice. The Project Manager (PM) will work closely with the Estimator to conduct site visits, manage subcontractors, and properly document the day-to-day progress of each assigned job. The PM, along with the assigned Estimator, will be held accountable for the profit performance for all jobs they are running. The ideal candidate will possess above average people skills, a willing and eagerness to learn, and have a general understanding of construction and restoration. The PM will be actively involved with residential, multi-family, and potentially commercial restoration jobs. The PM may be asked to assume duties as needed.
PRINCIPAL DUTIES & RESPONSIBILITIES
Site Visits
- Coordinate daily schedule to minimize drive time. Determining which sites will be visited each day will need consideration of geographical location and if work is active that day. Customer expectations shall be managed day to day along with administrative needs, specific to what subcontractors are on site, and what trades are being performed.
- Visit assigned jobs on a semi-daily basis. A minimum of one site visit per week for any active assigned job will be required.
- Document visits using phone and tablet/ lap top with detailed photos, notes, and measurements in proper systems (DASH, Xactimate, etc.).
Subcontractor Management
- Meet with subcontractors on-site when beginning work or scoping for their trade.
- Set expectations for site cleanliness, quality of work, scope of work, timeliness of completion, and customer interactions. Post NWR “Site Management” signs on all projects.
- Manipulate schedule established as needed. Inform all parties (customer, subcontractors, project manager) of any changes.
- Schedule will be updated and sent to all stakeholders via email on a weekly basis. Initial preliminary schedule will be sent starting week #1 of the project.
- May work with Estimator with the initial selection and scheduling of subcontractors based on the best fit for the job.
Quality Control
- Identify workmanship or scope errors in a timely manner.
- Problem solve with the Estimator to find the most cost effective and efficient solution.
- Ensure exceptional site safety and cleanliness. Post NWR “Site Management” signs on all projects.
- Site visits and subcontractor management will be the key to the quality control aspect of this role.
Financial Management
- Build and manage budget sheet on all assigned jobs, ensuring a minimum gross profit of 35%.
- Review budget sheet with the assigned estimator on a regular basis.
- Audit all bills received on assigned jobs for accuracy and work completion. (Job files & DASH)
- Prior to beginning change order work, a signed change order and 50% payment must be received.
- Notify Estimator of all supplemental items as they occur. A supplement review will occur at every site walk. A supplement review will occur at least 1x weekly with the assigned estimator.
- Subcontractors/vendors shall not start any work prior to NWR receiving a signed purchase order.
Miscellaneous
- Ensure proper permits are applied for, approved, and picked up.
- Maintain engineering and stamped plans as required.
- Ensure proper documentation of environmentals , permits, and job-site contact info is posted on-site.
- Photos will be taken during every site visit and will be uploaded to the job file and properly labeled within 24 hours.
- Current notes, documents, Job completion % and accounting will be updated weekly in NWR’s project management software.
- Pick-up and drop-off of checks, contracts, or other documents needed from customer.
- Be on-site for deliveries and meetings with inspectors.
- Pick up materials.
- Complete small punch items or assist workers on-site.
- Drive time will be utilized for follow-up phone calls, etc. A proper hands-free device will be used.
- Must maintain regular communication (no less than two contacts per week) with customer/ policy holder. The type of communication will be dictated by the customer. i.e., phone, email, text, etc.
- Must meet face to face with the customer no less than 1x/ week.
- Urgency with all tasks is a must.
Compensation:
55K w/ little to no experience. Salary will be determined based on experience.
General job qualifications:
- Little to no experience required - knowledge of construction and insurance industry a plus!
- 1-3 years of experience in general construction and/or restoration for senior level project manager.
- Valid driver’s license with clean driving record
- Ability to pass a criminal background check (required by federal law to work on insurance losses)
- Ability to utilize technology – tablet or lap top will be used for documentation
- Ability to read plans/blueprints
- Strong organizational, planning, communication, and problem-solving skills
- Experience utilizing Xactimate is a huge plus
Office location is in Aurora, Oregon. Project Manager territory will primarily include the Salem & PDX Metro areas.
