Position Overview:
This individual will be responsible for assisting with the pre-construction and estimating of all multi-family, mid-rise, mixed-use and office projects for Northwood Ravin.
Essential Functions:
- Communicate with owner/developers, architects and other consultants
- Communicate with project managers/superintendents and help evaluate accuracy of estimates
- Communicate with suppliers and subcontractors involved in the budget process
- Obtain proposals from subcontractors/suppliers and qualify their quotes
- Perform and double-check quantity take-offs for all divisions, including concrete, masonry structural steel, wood framing, millwork and trim, windows and doors, finishes, etc. on all projects bid or negotiated
- Ensure all scopes of work in contract documents are covered in overall estimate
- Prepare various stages of budgets/cost from Conceptual Budgets, Design-Development Budgets, Pricing-Set Budgets, Construction Document Budgets, Permit Budgets to Final Drawing Budgets
- Help negotiate and prequalify all subcontractor and vendor proposals
- Prepare project specific bid tickets for bid tracking and comparison
- Assist in value engineering
- Review and substantiate current estimates with project managers and superintendents
Qualifications and Desired Skills
- 5-7 year of related multi-family construction estimating, construction or design
- Must be able to support financial and schedule management tools and have a good working knowledge of On-Screen Take-off, BlueBeam or other industry-standard cost estimating software platforms
- Previous experience in estimating for wood-frame and concrete Multi-Family Mid-Rise Projects, Mid-Rise Condominium experience a plus
- A Bachelors degree in Construction Management is preferred
- Have a strong understanding of building codes
- Know how to read plans (architectural and engineering)
- Computer literate with working knowledge of MS Outlook, Word, Excel, and Microsoft Project experience and working with Pro-Core is a plus
- Must be persistent, accurate, organized, detail oriented, flexible, people oriented, have ability to consistently meet deadlines and have strong leadership qualities
