This is a hybrid position with three days in the office (Mondays, Wednesdays, and Thursdays) in Walnut Creek, CA.

Position Overview :

The Associate Development Manager will be involved in all aspects of the initial feasibility, underwriting, and analysis process for new development projects, including affordable, mixed-use, and market-rate properties. The role requires a strong aptitude for financial analysis, particularly in Excel, as well as a desire to learn and grow within the real estate development field. The Associate will play a key role in supporting brokerage, acquisitions, proforma analysis, and land use research. Additionally, this position will provide valuable experience in managing complex projects and collaborating with a cross-functional team.

Key Responsibilities :

  • Development & Financial Analysis.
  • Assist in the preparation and analysis of proformas for affordable and market-rate developments.
  • Complete land and building sale comparable analysis to evaluate market opportunities.
  • Conduct zoning and land use analysis to determine site feasibility and potential development constraints.
  • Conduct market research, compiling quarterly sub-market snapshot reports on rent, vacancy, and market trends.
  • Track and respond to RFPs (Requests for Proposals), NOFAs (Notices of Funding Availability), and other opportunities.
  • Assist in the preparation of Letters of Intent (LOIs), Purchase Agreements, and Option Agreements for acquisitions.
  • Provide support for land closings and funding applications, ensuring all documentation is complete and accurate.
  • Gather and input data for various development projects, keeping records up-to-date.

Additional Responsibilities :

1.  Brokerage & Acquisitions Support

  • Run property searches for target markets using various data sources.
  • Manage property lead exports in Excel, formatting data for mail merge and tracking acquisition opportunities.
  • Cold call property owners to discuss potential acquisitions and build relationships.
  • Perform density and unit yield analysis to evaluate the potential for property development
  • Assist with 9% and 4% affordable multifamily tax credit proforma analysis and amenity assessments.
  • Review public financing sources available for prospective deals and assist in acquisition and loan closings .
  • 2.  Consulting Support

  • Support memo and deliverable production for consulting assignments.
  • Assist with various consulting projects as needed, providing research and data analysis.
  • 3.  ProforMap (Technology Platform Support)

  • Assist with business development initiatives and platform growth
  • Contribute to the updating of product roadmaps and assist with Product Management tasks
  • Support the creation of Go-to-Market strategies and funding pitch materials.
  • Provide assistance with opportunity tracking through Salesforce and maintaining database integrity
  • Help manage GIS (Geographic Information System) library and database content.
  • Assist with other assignments related to ProforMap as required.
  • 4.  Development Project Management

  • Assist in proforma setup and scenario comparisons for new developments.
  • Participate in development project meetings and provide support in project management tasks.
  • Help with general administrative duties and data management for ongoing projects.
  • What You Need to Succeed :

  • A minimum of 1 year of relevant work experience in real estate, development, finance, or a related field.
  • Currently pursuing an advanced degree in Real Estate, Business, Finance, or a related field, or a B.A. / B.S. in Real Estate, Finance, Urban Planning, or Architecture (with a minor in Finance / Real Estate).
  • Strong analytical skills, with advanced proficiency in Excel for financial modeling and data analysis.
  • A desire to learn about affordable and mixed-income multi-family development as well as PropTech (property technology).
  • Strong communication skills, both written and verbal, and a natural ability to work collaboratively with internal teams and external stakeholders.
  • Ability to take initiative and manage multiple tasks and projects in a fast-paced environment.
  • An entrepreneurial mindset with a drive for acquisitions, land use, and brokerage work.
  • Detail-oriented with a strong commitment to accuracy and quality in all aspects of work.
  • Physical Requirements :

  • Ability to travel to project sites and across counties as needed.
  • Frequent desk-based computer tasks, sitting or standing at ergonomic desks.
  • Occasional standing, walking, lifting / carrying objects up to 15 pounds.
  • Rarely involves bending, kneeling, or heavy lifting.
