Leasing Consultant
Under the direction of the Property Manager, the Leasing Consultant will assist in the leasing and marketing initiatives of NOVO managed communities in the metro DC area. The Leasing Consultant will effectively market the community to ensure the leasing targets are achieved.
This individual should have a high level of energy and always demonstrate a high level of professionalism. Some typical duties of a property leasing consultant include showing properties to prospective residents and participate in marketing campaigns. providing a quality living environment for residents; establishing a positive work environment for property team members; and leads by example in exhibiting attributes that support NOVO's code of ethics of professionalism by positively representing yourself and NOVO in written and verbal interactions with customers, clients, colleagues, and management.

Position Focus
Marketing
- Advise residents of referral concessions (if applicable).
- Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
- Seek opportunities to market community through outreach. Distribute newsletters, pamphlets, flyers, to outreach at local employers, college campuses or other locations.
- Prepare and distribute resident referral flyers through Rent Café and/or by hand to each door.
- Conduct market surveys and shop competitive communities.
Administrative
- Utilize Yardi software for all areas of leasing and resident activity. Be able to review and update information on Dashboard daily.
- Effectively prepare lease paperwork in Blue Moon for both new and renewing
residents.
- Process background screening on all prospective residents within 24 hours of receiving the application.
- Comply with federal, state, local and company policies, procedures and regulations
relative to fair housing.
- Record communications with current and prospective residents in the Yardi memo feature.
- Maintain accurate monthly commission reports in Paychex system, provide proof of move in and payment of first month’s rent for the first payroll of each month.
Who you are
- High School Diploma or equivalent
- Microsoft Office (Word, Excel and Outlook)
- Yardi experience or other property management software preferred
- At least 2-3 years leasing experience.
- Able to read, write and speak English proficiently preferred.
Physical Requirements
- Tour prospective residents to apartment homes on multiple floor levels where no elevator is present.
- Lift up to 25 pounds.
- Communicate effectively both oral and written to prospective residents.
- Drive a vehicle to properties within portfolio to meet prospective residents.
What you’ll do
- Greet prospects and pre-qualify by covering all criteria (ask questions to determine needs, type apartment, floor level, household size, move in date, where previously lived, why they are moving, etc.)
- Immediately record all telephone, email and in-person visits into Yardi system, where the lead is not automatically synced through Prospect Portal.
- Inspect vacant apartments, which are being show on a daily basis to ensure they are new resident ready.
- Demonstrate features and benefits of the community and link to future resident needs; close the sale.
- Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
- Review and process applications for approvals. (i.e., credit check, rental history, etc.)
Submit application approval with manager for approval. Follow up with applicant regarding status.
- Ensure apartment is ready for resident to move-in on agreed date.
- Within 24 hours of visit follow-up on prospects you were unable to close and attempt to close sale again. Continue to follow-up with prospects weekly until they advise they are no longer interested. If unable to help prospect, refer them to sister communities to meet prospect’s needs. Record all follow-up efforts in Yardi in Prospect contact section.
- Prepare lease agreement in Blue Moon and send for signature to future resident. Save completed lease as an attachment in Yardi. Orient new residents to community on move-in day.
- Assist in monitoring advertising effectiveness by reviewing and commenting on marketing material.
- Represent the company in a professional manner at all the times.
- Must be available to work weekend hours.

Pay: $50,000.00 - $55,000.00 per year
