SALARY RANGE: $26.40 to $36.73 an hour
PURPOSE:
To provide an array of building equipment operation and maintenance services for the Oak Ridge Associated Universities/Oak Ridge Institute for Science and Education (ORAU/ORISE) buildings. Must have a journeyman skill level and be able to train successor(s) in electrical installation and maintenance projects. Must also possess secondary craft skills in building-related heating, ventilation and air conditioning (HVAC) equipment installation, operation, troubleshooting, and repair. Will also perform plumbing, data, and utility system installation and repair, building access and fire alarm system maintenance and repair, low-level radiation clean-up work, and other maintenance-related activities as assigned by the Maintenance Team Leader. Periodically, provide off-hours and emergency call-out services.
- Troubleshoot and repair electrical equipment and components.
- Lead installation and repair of electrical equipment and systems.
- Perform building equipment preventive maintenance activities.
- Perform fire alarm and access alarm inspections and maintenance.
- Install and repair plumbing, data, telecommunications, and other building utility systems.
- Perform clean-up of low-level radiation areas in buildings.
- At least five years selecting, installing, maintaining, and repairing building electrical equipment and components up to 480V - motors, switchgear, panels, circuit breakers, conduit, wiring, switches, and other electrical components.
- Requires a thorough and up-to-date knowledge of National Fire Protection Association (NFPA) 70 and NFPA 70E.
- At least five years' operating, maintaining, troubleshooting, and repairing building HVAC systems and equipment - chillers, Direct Expansion (DX) air conditioning units, air handling equipment, terminal air units, boilers, chemical treatment systems, pumps, automatic valves, automated control systems and computerized building management systems.
- At least five years' experience performing general building-related maintenance activities.
- Journeyman level knowledge of building electrical systems, equipment, and components - selection, installation, troubleshooting, and repair.
- Must possess working knowledge of current National Electric Code (NEC) in Commercial settings.
- Current Master Electrician license or ability to obtain a City of Oak Ridge Master Electrician license within six months if required.
