The Facilities Services Supervisor is responsible for oversight of daily facility operational functions. Includes but not limited to heating, cooling, plumbing, mechanical, sprinkler, alarm and other life safety systems. Coordinates preventive maintenance of facilities systems, conducts daily checks of air and water temperatures. Directly supervises the campus Facilities Technician staff, providing work direction, quality control, coaching, and performance management of the team.

The Facility Services Supervisor is accountable to the Facilities Services Manager.

ESSENTIAL RESPONSIBILITIES of a Facilities Services Supervisor (Not intended to be an all inclusive list)

  • Provides leadership, supervision, training, performance evaluation and coaching to a team of Facilities Services Technicians.
  • Communicates and sends a communication email daily to the FS staff of project completions and upcoming project and tasks.
  • Monitors all facility maintenance requirements and services. Ensures that required documentation is complete.
  • Maintains effective equipment and room preventative maintenance programs.
  • Oversees facilities work order management system and ensures assignment and completion of tasks within the team.
  • Sources and manages inventory of required parts and supplies while demonstrating effective budget management.
  • Conducts effective staff scheduling, payroll management functions.
  • Stays up to date of all federal, state and local government requirements relating to facility maintenance operation, permits and licensing and ensures compliance.
  • Effectively prioritizes and completes repair requests in a timely manner, ensuring critical safety and / or care issues are addressed immediately.
  • Ensures repairs performed on resident equipment, furniture, etc.
  • Adheres to complying with all State and Federal life safety codes and NFPA regulations.
  • Oversees management of effective key control program
  • Responsible for the operation and testing of life safety systems to include but not limited to sprinkler, fire alarm, electronic elopement and building security systems.
  • Oversees Room Reservation set-up and take down of equipment for scheduled programs are on time and accurate.
  • Manages the maintenance of walks in winter by effective snow / ice removal to prevent slippery conditions.
  • In the event of an emergency, is required to respond to any afterhours calls where they may be needed to assist the on-call technician.
  • Maintains order and cleanliness in work areas.
  • Performs routine inspections of operating equipment.
  • Communicates and sends a communication email daily to update the FS staff of project completions and upcoming project and tasks.
  • Informs facilities staff and the facilities manager location tasks being worked on daily
  • Performs other duties as assigned.
  • ESSENTIAL QUALIFICATIONS of a Facilities Services Supervisor

  • Provides effective, professional leadership that fosters a team approach in meeting the mission of Oakwood and the department.
  • Displays deep knowledge of facilities operations, HVAC and equipment maintenance practices for electrical, plumbing and mechanical operations.
  • Exercises independent judgment and makes sound decisions.
  • Maintains current knowledge of federal and state regulations related to maintenance operations of CBRF, RCAC, and SNF programs.
  • Demonstrates a willingness to learn skills related to the job and ability to develop those skills to assure quality of services at Oakwood.
  • Effectively trains and motivates facilities services team.
  • Maintains confidentiality and manages confidential information
  • Effectively communicates with both staff and residents in a clear, concise and professional manner.
  • Works a flexible work schedule including some nights and weekends depending on business needs.
  • Organizes, directs and evaluates the work of facilities services staff.
  • Possesses of a valid driver's license.
  • Understands and contributes to the goals and objectives set by the organization to ensure maximum productivity and efficiency while meeting performance expectation of the department.
  • Consistently meets deadlines and ensures quality of work.
  • Demonstrates strong written and oral communication skills, shows an attention to detail, prioritization, organizing and multi-tasking.
  • Proficient in basic computer skills i.e. email, work management and project management applications etc. and Microsoft 365.
  • EXPERIENCE, EDUCATION, AND / OR TRAINING

  • Associates or Technical degree preferred.
  • 1-3 years of supervisor experience preferred.
  • 6-7 years of facility services experience.
