This is a full-time Exempt position with an anticipated schedule of Monday through Friday from 8:30 am-5:00 pm (on-call for after-hour emergencies).
A pre-employment drug screen and background check will be conducted as a part of the hiring process.

Compensation Package:
- Salary: $65,000

Summary:
The primary objective of the Property Manager is to coordinate the marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, securing lease renewals, and supervising the maintenance of the residents and common areas. The Property Manager will have 1-3 direct reports.
Duties and Responsibilities:
· Perform all property management and leasing activities to achieve the revenue and occupancy goals by greeting prospects, conducting community tours and showing apartments, processing applications including screening, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
· Maintain complete and accurate community files and records, including finalized audits to ensure lease data has been input correctly into management software.
· Coordinate collection and documentation of all revenues following lease obligations of residents.
· Engage, contract, supervise and approve invoices for all goods/services required to maintain the community.
· Successfully lead on-site maintenance and leasing team members.
· Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding of rent charges, lease issues and other resident concerns.
· Analyze market trends, competition, and other factors; utilize this information to adjust marketing strategy aimed at remaining competitive.
· Inspect and document apartments prior to resident move-in and ensure apartments are move-in ready.
· Inspect and document apartments upon resident move-out. Coordinate and facilitate all requirements for apartment turnover.
· Execute and perform activities of the lease renewal including preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring lease renewal documents are signed and implemented on time.
· Follow-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
· Effectively use on-site property management software (App Folio) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture information about existing and future residents.
· Respond quickly and courteously to resident and owner concerns and questions. Take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
· Stay informed of current market and competitor conditions, develop and implement marketing plans and goals to maximize occupancy.
· Design and execute marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
· Ensure the building meets or exceeds standards for quality with daily inspections, communicating maintenance and upkeep needs to the maintenance team members ensuring a physically appealing unit, community amenities and building.
· Comply with all Fair Housing and Equal Housing Opportunities requirements
· Comply with appropriate state and local government landlord/tenant statutes
· Maintain resident occupancy of 95%
· Operate Word, Excel and Outlook to analyze property data and to create communication material for residents
· Enter all required resident activity into AppFolio in an accurate and timely manner
· Ensure the timely collection of rent, other ancillary revenue and process payments
· Deposit rent and other revenue the same business day it is collected
· Analyze and control all property expenses to confirm a reasonable cost/benefit ratio
· Meet operating budgets
· Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions
· Develop and supervisor Maintenance staff to ensure work orders and turnovers are done efficiently, accurately and cost effectively.
· Ensure the property is free of safety concerns and respond to emergencies that may arise
· Attend training and development seminars
· Maintain the office in a professional manner for all leasing activities.
· Other duties as assigned by the Vice President of Real Estate
Qualifications:
· High School diploma or equivalent
· Authorization to work in the United States
· 4 years of multi-family property management experience
· 2 years of assisting in staff supervision experience
· App Folio and CRM experience preferred
· Proficient in Microsoft Office Applications
· Ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and month end financials and reporting
· Demonstrates teamwork, good hygiene, excellent customer service and communication skills, and ambition for continuous professional development
· Incumbents must have all licenses and/or certifications as required by state and local jurisdictions
Work Environment:
This position operates in a professional office environment and outdoors on property grounds. This role requires the employee to be in the office or on-site on a daily basis.
Physical Requirements:
· Approximately 80% in office environment using computer and phone
· Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkways
· Ability to carry or move objects weighing up to 20 pounds
