Job Title: Maintenance Facility Technician Coordinator

Position Summary
The Maintenance Facility Technician Coordinator is responsible for providing support to the Director of Operations performing a variety of routine-to-complex maintenance duties. This position will be responsible for maintaining the properties structures, mechanical equipment, completing work orders, preventative equipment maintenance and managing on-site contractors. This position will work under general supervision but will predominantly be required to function independently to complete routine-to-complex tasks.

High School Diploma or equivalent experience in a related field
Must have 3 years’ experience as a facilities technician
Must have a valid driver’s license.
Strong customer service, communication and interpersonal skills required.
Proficient in basic computer software such as MS Office, Outlook, and work order systems.
Must be able to multi-task, complete work orders in a timely manner, be driven, stay on task.
Must have a good knowledge of building maintenance.
Ability to troubleshoot and/or repair commercial office or industrial building systems to include electric, plumbing, HVAC.
Ability to read, understand, and utilize wiring diagrams, schematics, drawings, and blueprints.
Ability to work with little or no supervision on independent tasks but also able to work in a team environment.
Proficient in the use of hand and power tools related to the job.
Must have basic math skills, able to convert decimals to fractions, and use all units of measurement.
Must be able to read a tape measure and square to 1/32"

Position Responsibilities
- Work under the direction of the DOO to respond to building, grounds, mechanical systems, and vehicle maintenance, repairs, and improvements such as:
- Preventative maintenance
- Fleet Management
- Annual assessments consisting of fire safety, elevator operations, and vehicle maintenance
- Electrical
- Plumbing
- Painting
- Carpentry
- Commercial Install
- and other maintenance related to the building structures and related systems.
- Create and submit project estimates and/or purchase requisitions
- Report on status of ongoing projects
- Keep supply room organized, clean, and appropriately stocked
- Respond quickly and accurately to employee and/or resident concerns and emergency situations.
- Communicate effectively and frequently with the administrative assistant and DOO.
- Preparing, operating and inspecting vehicles associated with maintenance requests.
- Conduct monthly tours of all premises to identify any building problems and inspect all equipment.
- Identifies problems with facility equipment and communicates, schedules, and completes repairs.
- Maintain maintenance data base/logs for both buildings and vehicles
- Maintain/recommend inventory regarding facility maintenance spare components.
- Work closely with contractors and vendors to ensure work is done according to property guidelines.
- Prioritize day-to-day operations work orders, emergency, and preventative maintenance.
- Regularly inspect Facility equipment and schedule necessary preventative maintenance.
- Operates machines and tools necessary to complete assigned repairs.
- Maintains equipment in a condition that does not compromise safety.
- Maintains vehicles in a condition that does not compromise safety.
