Description
The Commercial Construction Superintendent directs activities of field supervision and coordinates all aspects relating to the construction of commercial and other construction projects, including but not limited to remodels and residential projects.

Responsibilities :
Studies specifications to plan procedures for construction on basis of starting and completion times and requirements for each phase of constructionCommunicates project requirements to the Residential Construction ManagerEnsures the project master schedules are followedConfers with supervisory personnel and subcontractors to resolve complaints and disputesConfers with supervisory and management personnel, inspectors and suppliers of tools and materials to resolve construction conflicts and improve construction methodsInspects work in progress to ensure the adherence to construction schedules and that workmanship conforms to specificationsEnsures that the health and safety company policies, as well as all OSHA guidelines, are followed in every aspect of constructionEnsures that all project keep a current set of red line drawings documenting any addition and / or deviation from the construction documentsKeeps daily jobsite reports that are e-mailed to the Project ManagerTakes jobsite photos at a minimum of once a week and sends to the Project Assistant to add to the jobsite folderParticipates in pre-construction activates to review and help create the construction documents that meet OTOW needs and eliminates coordination issues during constructionResponsible for reviewing and addressing any warranty issues during the warranty timeframe of any COA project, which may include a review and assessment of items past the warranty periodAttends and participates in regular meetings with OTOW, subcontractors, vendor and / or municipal representativesEnsures that projects are open and closed for operation hoursUses knowledge and understanding of local code and inspections to achieve a Final Building inspection and Certificate of Occupancy from the local governing authorityMaintains working relationships with other OTOW departments involved with assigned projectsAssists Project Manager with subcontractor pay applications as need to ensure payment is in correspondence with actual work performedAssists as need to help Project Assistant complete Project Close-Out DocumentsPerforms all duties in adherence to Company standardsStrives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practicesMaintains a positive and professional demeanor toward all residents, visitors and co-workersPerforms other duties as assignedEducation and Experience :
High School Diploma or equivalent required, Associates Degree preferred5 years of demonstrated experience working on multiple construction projects under construction at the same time5 years of construction supervisory experience preferredOHSA 10 Hour certification required, 30 hour preferredSkills and Knowledge :
Must be able to read, write and understand English with strong written and verbal communication skillsComputer skills requiredAbility to schedule all tasks involved in the construction process, including the ability to forecast and communicate long lead times to involved parties in a timely mannerExcellent subcontractor and field supervision leadership capabilitiesAbility to read and follow blueprints and all construction documentationExcellent time management skillsPersonal Attributes :
