Job Summary/Overview
The Preventative Maintenance Manager is responsible for the maintenance, care and upkeep of all SCA/OTOW Commercial Facilities, Swimming pools and Mechanical equipment. This is a highly visible position and PM Manager must exhibit excellent management skills, organizational skills and customer service skills to all employees, residents and the public.
Essential Duties and Responsibilities

- Assists in the supervision, organization and scheduling of SCA maintenance staff.
- Promotes and Teaches a Safe work environment and Teamwork.
- Conducts Safety Tailgate Meetings.
- On Call 24/7 for maintenance issues and after hour problems.
- Schedules and assists in overseeing Commercial Building and Facilities Maintenance
- Assists in managing and maintaining Aquatic Facilities, Commercial HVAC Equipment, Restaurant Equipment, Building interiors and exteriors, Commercial amenities.
- Inputs all maintenance, schedules and repairs in Maintenance Pro Software System.
- Organizes and updates Maintenance Pro Software System.
- Tracks daily progress of work schedules and initiates work orders.
- Manage Fire System Schedules and Inspections to comply with state regulations.
- Maintain stock supplies to carry out all daily maintenance and repairs.
- Maintain Five Year outlook on budget items needed to maintain facilities.
- Performs hands on maintenance to the interior and exterior of company facilities and equipment, electrical, plumbing, lighting, ceiling, floor and wall repairs,etc.
- Completes and schedules necessary employees to handle event set-ups and teardowns.
- Ensures proficiency in safely handling hazardous materials, as necessary.
- Reports any damage or unsafe conditions to the Facilities Maintenance Director.
- Anticipates and identifies current and future needs for maintenance staff and facilities.
- Disseminates and implements changes to policies and procedures to the SCA maintenance staff.
- Monitors the initial and continued training of the SCA Maintenance staff.
- Constantly Advance knowledge and training yourself and staff.
- Works closely with the Facilities Maintenance Director and Maintenance Supervisor on performance evaluations and employee related issues.
- Performs all duties in adherence to OTOW quality standards and expectations.
- Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices
- Maintains a positive and professional demeanor toward all residents, visitors and co-workers
- Performs other duties as assigned.
Qualifications (Education, Experience, Technical Skills)
Education and Experience:
- High School Diploma or equivalent required,
- 3-5 years experience in Maintaining Commercial facilities
- 3-5 years experience/ knowledge maintain large commercial HVAC units.
- Commercial Pool experience/ knowledge.
- Proficient in Excel, Word, Maintenance Pro 5.0 Software
Skills and Knowledge:
- Mechanical knowledge of various applicable equipment as needed or required
- Able to be hands on and work alongside employees.
- Bilingual (Spanish) a plus
- Strong interpersonal skills, good judgment and capable of communicating with a diverse range of individuals
