We are seeking to hire a dedicated, talented Maintenance Supervisor who is EPA and CPO certified for a 210-unit multi-family Community in Southeast Atlanta, GA.

ROLE AND RESPONSIBILITIES
The Maintenance Supervisor will ensure the entire community is maintained at the highest level of excellence to offer our residents, guests, and staff a positive experience, including:
- Managing the overall maintenance program of the community.
- Teaming up with the Community Manager to meet the needs of the residents all while maintaining efficient operations.
- Diagnose problems with air conditioning and heating units for individual apartment units or property facilities and perform any necessary maintenance or repairs.
- Complete service orders in an efficient and timely manner.
- Prepare recently vacated units for new rental as assigned by completing make-ready schedule, which may include painting, carpentry, plumbing repairs, re-keying locks, electrical repairs, servicing HVAC system, appliance repair, etc.
- Organize, execute, direct, and manage the overall maintenance programs of the community.
- Implement, execute, and supervise the on-going preventative maintenance program.
- Be capable of training and developing direct reports, if applicable.
- Perform regular custodial duties around the property such as: sweeping, mopping, vacuuming, and removing the trash.
- Interact and effectively communicate with residents, guests, visitors, and staff.
- Work on an on-call basis (shared responsibility/rotating call with partner community) or overtime hours as needed. Maintenance positions are not always a typical 40-hour workweek and may require some evenings and weekends.
- Be flexible to work or transfer to another community, if asked.
Required Qualifications:
- 2 years full-time, on-site apartment maintenance experience.
- EPA Certification.
- HVAC Certification.
- CPO Certification.
- High school diploma or GED.
- Valid driver’s license, reliable transportation, and valid automobile insurance.
- Able to work on-call (shared responsibility/rotating call with partner property) and extended hours (including after hours and weekends).
- Proficient in reading and writing of the English language.
Desired Qualifications:
- Willing to perform all required tasks and self-motivated.
- Knowledge and experience in all areas of maintenance including janitorial, electrical, plumbing, grounds, painting, appliance repair, heating and cooling, and gas.
- Able to install and repair appliances.
- Able to install, diagnose, repair, and replace HVAC systems.
- Experience painting, caulking and light drywall repair in exterior/interior.
- Organized and able to prioritize workload.
- Demonstrated knowledge of work safety habits.
- Attention to detail.
- Able to work independently and as a team member.
- Able to interact professionally with residents and represent the company well and communicate clearly and appropriately with staff.
Physical Requirements:
Due to the physical nature of the maintenance position, the individual must be able to pick up and/or move between 25 to 60 lbs. regularly, pick up and move heavy items as needed (e.g. refrigerator, HVAC unit, hot water heater), and climb up and down stairs and ladders. This position requires work to be performed in both indoor and outdoor environments, in both hot and cold temperatures. This position requires the associate to be on his/her feet fr extended periods.
