GENERAL DESCRIPTION/PURPOSE
The Land Acquisition Manager reports to the President of ONM Living and is responsible for identifying, evaluating, and acquiring land for ONM Living as outlined below. The Position is responsible for sourcing new land positions for the Company to acquire for development and home-building operations. Additionally, this person will oversee and manage the process of obtaining entitlements for land development. The Position serves a key role in underwriting potential deals during the due diligence period, assisting in the financial analysis of projects, and analyzing market data and trends to support land purchases. This Position will actively network within the real estate industry to identify growth opportunities and submarket expansion. This individual will have experience in the industry, as well as market contacts that will increase the company’s pipeline.

Requirements
KEY JOB RESPONSIBILITIES (including the following, and other duties may be assigned)
- Oversee the acquisition process from initiation sourcing to closing, coordinating various aspects of the transaction.
- Assist the President of ONML in forming acquisition budgets and cost estimates on prospective land parcels during due diligence phases.
- Work with the President of ONML in negotiating the terms associated with the purchase of the land.
- Lead and manage the entitlement process for new asset opportunities.
- Conduct thorough due diligence on prospective properties, including legal and title reviews, environmental assessments, and other relevant investigations.
- Prepare and review legal documents, contracts, and agreements related to land acquisition.
- Assist in tracking and communicating new asset pipeline to internal team.
- Create project proformas to demonstrate viability and performance expectations on real estate acquisitions. Analysis will include absorption and economic viability of projects against Company’s ROI requirements.
- Collaborate with internal teams, including legal, to ensure a smooth and compliant acquisition process.
- Interact with governmental agencies to obtain land use approvals, including zoning, platting, planning, and city councils.
- Network and develop relationships with brokers, peers, land developers, homebuilders, and other industry contacts to develop land and lot pipelines.
- Attend key real estate briefings and conferences to stay current in submarket development.
- Become proficient in Company tools to assist in submarket analysis and targets for acquisition.
- Drive and audit acquisition projects on a weekly basis; reporting at land meetings.
- Meet and oversee consultants and engineers as needed.
- Prepare and present project information in public meetings.
REQUIRED QUALIFICATIONS
- Education: Bachelor’s or Master’s degree in Real Estate, Finance, Business, or related degree path
- Language Ability: Highly proficient in spoken and written English.
- Math Ability: Ability to apply basic concepts of basic geometry and algebra in applied math situations; ability to interpret charts and graphs relaying quantitative data; ability to determine key variables necessary to draw conclusions from data.
- Reasoning Ability: Strong ability to solve practical and complex problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret and appropriately seek to understand a variety of instructions furnished in written, oral, diagram, or schedule form.
- Interpersonal: Must be able to work effectively with CEO, President, Director of Asset Management, real estate brokers, land developers, municipalities, engineers, and technical professionals. Handle sensitive and confidential situations. The position continually requires demonstrated poise, tact, and diplomacy.
- Communication: Proficient communication skills, both orally and in written form.
- Computer Skills/Equipment: Proficient knowledge of word processing (Word), spreadsheet software (Excel), E-mail, and Internet – five years minimum experience required. Knowledge of computer-based GIS, Google Earth, and mapping software is desirable.
- Must be authorized to work in the U.S.
