Key Responsibilities:
- List and remove rent-ready properties on multiple MLS platforms, ensuring all listings are accurate and up-to-date.
- Proactively follow up on communication regarding assigned properties, addressing realtor and prospect feedback to ensure seamless interactions and prompt resolutions.
- Assist prospective tenants with completing and submitting rental applications, ensuring a smooth and efficient process.
- Conduct regular market research, providing detailed reports on comparable properties in the area to help inform pricing and marketing strategies.
- Ensure that all assigned properties are consistently and effectively marketed across all available platforms, enhancing visibility and attracting potential tenants.
- Take on additional tasks and responsibilities as needed to support team goals and contribute to overall operational efficiency.
Qualifications:
- High School diploma or GED equivalent is required.
- Active Texas Real Estate License. As an Open House employee, you will be required to hang your license with our brokerage and will not be permitted to practice Real Estate while employed.
- Reliable transportation, a valid Texas driver’s license, and current insurance are required.
- Demonstrated ability to identify issues and implement effective solutions while managing multiple tasks simultaneously.
- Proven experience and familiarity with managing and leasing single-family homes is required.
- Experience with MLS, Property ware, Salesforce, and Rently is preferred, but not required.
- Proficiency in Spanish (both written and spoken) is highly preferred.
- Highly detail-oriented with a strong focus on accuracy and quality.
- Strong organizational skills and the ability to prioritize tasks to meet deadlines.
- Capable of working independently and taking initiative without constant direction.
- Works collaboratively within a team and effectively across departments to achieve company goals.
- Demonstrates outstanding customer service skills, ensuring client satisfaction at all times.
- Excellent verbal and written communication skills, ensuring clear and professional interactions with clients, team members, and management.
- Maintains a professional and approachable demeanor in all situations.
- Any additional tasks as assigned.
Commission Structure: The standard commission payout will be $100 per property paid out after the move in for that property has been confirmed. This may be adjusted depending on the number of currently active properties. All properties will be assigned to each agent by management.
Job Condition: This position is full time with 80% to 90% of work occurring in the office and limited, pre-approved, hybrid work as needed. Laptop and cell phone will be provided for business purposes only. There is not a vehicle provided but some allowance made for business related commuting. Allowances will be made for certain pre-approved expenses such as gas allowance or marketing materials. All expenses must be pre-approved by management prior to the event/occurrences.
All candidates must have authorization to work in the United States. A background check, drug screening, and motor vehicle record check will be required for all final candidates as part of the application process. A final written offer of employment from Open House Texas/Atlanta Realty & Investments will be contingent upon the successful completion of these checks.
