About the Role
We’re seeking a Project Manager (PM) to oversee the full lifecycle of construction projects, from initial planning to completion. In this role, you’ll be responsible for ensuring projects are delivered on time, within budget, and at the highest level of quality. This includes line item estimating, proposal development, subcontractor management, and fostering strong client relationships. The ideal candidate is a strategic thinker, problem solver, and strong leader who thrives in a fast-paced environment.
- Minimum of five years of experience in the construction industry with a commercial or industrial general or trade contractor.
- Experience with RS Means, Gordian, Line Item Estimating is preferred
- Government Contracting Experience is preferred.
- Strong ability to read and interpret construction drawings and specifications.
- Ability to manage multiple projects 5-10 simultaneously, up to $2M value (projects will range between $5K-$2M).
Key Responsibilities
Project Planning & Execution
- Develop comprehensive project scopes, estimates, proposals, and schedules to align with client needs.
- Develop line item estimate proposal utilizing a price book
- Oversee all aspects of project execution, ensuring compliance with Osprey safety standards, best practices, and company policies.
- Monitor project costs, forecasts, and quality control, ensuring alignment with budgets and contractual agreements.
Subcontractor & Vendor Management
- Identify, negotiate, and procure subcontractors and vendors to meet project goals.
- Ensure all subcontractors adhere to contractual agreements, safety regulations, and quality expectations.
- Work proactively to expand the subcontractor/vendor network with top-tier partners.
Client & Stakeholder Engagement
- Serve as the primary point of contact for clients, owners, and project stakeholders.
- Manage client communications, including scope walks, progress meetings, RFIs, and change orders.
- Ensure all client requests and changes are documented, approved, and executed efficiently.
Construction Management & Quality Control
- Maintain and oversee project schedules, budgets, and compliance requirements.
- Collaborate with Superintendents and Senior Site Representatives (SSR) to address project issues proactively.
- Monitor and enforce site safety, cleanliness, and security while minimizing disruptions to the client.
Financial Management & Closeout
- Manage project budgets, ensuring projects meet or exceed target margins.
- Process pay applications, subcontractor payments, disclosures, and final closeout documentation.
- Ensure project closeouts are completed within 30 days of substantial completion.
Key Performance Indicators (KPIs)
- Meet or exceed target margins at project closeout.
- Submit scopes, proposals, and change orders by owner-approved deadlines.
- Complete closeout within 30 calendar days of substantial completion.
What You Bring
- Proven experience in construction project management, including budgeting, scheduling, and subcontractor oversight.
- Strong knowledge of contract administration, change order processes, and cost forecasting.
- Ability to manage multiple projects simultaneously while maintaining quality and efficiency.
- Excellent communication, leadership, and problem-solving skills.
- Proficiency in BuilderTrend, Procore, QuickBooks, and other construction management software (preferred).
