P&R Companies is seeking a dedicated and experienced Property Manager for our newest 140-unit multi-family development, Cannery Square North in Eau Claire, WI opening May 2025. The Property Manager is responsible for upholding the standard and integrity of the P&R Properties product by ensuring a premier living experience for tenants. This role includes marketing and networking to fill vacancies, providing timely customer service, overseeing daily operations such as leasing, rent collection, and tenant relations, and ensuring the properties are clean and well-maintained. The Property Manager is expected to enforce company policies and procedures while proactively identifying and addressing service opportunities to retain tenants. This position works on-site, Monday-Friday day shift, located at 2016 Oxford Ave. Eau Claire, WI.

Required Skill & Responsibilities:

Rent Collection and Financial Management

· Collects rents promptly and monitor delinquencies

· Process vendor invoices and manage A/P in AppFolio

Leasing and Tenant Relations

· Process applications and prepare leases

· Conduct property inspections and address tenant issues

· Organize and promote tenant events

Maintenance and Property Upkeep

· Address maintenance requests and oversee unit turnovers

· Manage vendor relationships and order supplies

Team Management and Collaboration

· Lead daily meetings with the team to prioritize tasks and goals.

· Collaborate with colleagues to resolve complex issues and improve operational efficiency.

Marketing and Tenant Acquisition

· Advertise vacancies and conduct property tours

· Marketing and networking increasing brand exposure

· Implement marketing strategies and manage social media

Policy Enforcement and Compliance

· Investigate lease violations and oversee evictions

· Stay informed of real estate laws, leasing regulations, and tenant rights to ensure compliance and protect company interests.

Minimum Qualifications:

  • Minimum of 3 Years Experience as a property manager and knowledge of leasing software required.
  • Excellent customer service and interpersonal skills
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Must be able to work a flexible schedule, including weekends when needed.
  • Must be able to tour the community with potential residents, which includes walking the property and climbing stairs.

Pay: $60,000.00 - $65,000.00 per year
