What are the responsibilities and job description for the Self Storage Staff Member position at Pacific Coast Commercial?
SCHEDULE: This will be an alternating schedule, so there is not a fixed schedule. However, the role will be scheduled for 2 to 3 days per week.
SUMMARY: This position is primarily responsible for assisting management in managing the successful operation of the property, completing task indoor/outdoor individually or with a team to assist management with maximizing the performance of the property, taking a hands-on approach to any necessary duties to accomplish objectives as well as to facilitate the successful performance of the team by performing the following duties personally, with manager or with team members.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following. Other duties may be assigned.
-Ensures office is opened on schedule and that office and all units are maintained in a clean condition
-Performs light housekeeping as necessary.
-Physically walks and inspects property on a regular basis, check on vacant units and overall security.
-Completes move-in/move-out inspections with tenants.
-Answers incoming phone calls professionally and handle accordingly, whether the caller is a prospective tenant, a tenant, an internal company team member, or vendor.
-Ensures daily safety logs are maintained and are reported to manager. Daily/Weekly/Quarterly.
-Must have reliable transportation for company errands or bank deposits.
-Effectively communicates with manager and team members.
-Begins daily work quickly and independently. Focuses on the completion of task and activities.
-Takes a hands-on approach to any necessary duties to ensure the job is completed.
-Seeks out and utilize available internal and external resources, such as sister properties, other company team members, manuals and training guides, self-storage association, etc. to assist manager to meet goals and objectives.
-Strives to meet tenant needs and create win/win situation.
-Follows through on tenant problems to satisfactory resolution and communicate problems to manager to facilitate resolution.
-Sets and upholds high standards of honesty for self and team members.
-Able to be trusted with property assets and confidential resident data.
-Consistently and effectively communicates with the manager and team regarding property performance.
-Uses assertive communication techniques when dealing with internal and external customers.
-Conducts themselves in a professional, business-like manner.
-Maintains relationships with tenants, associates and vendors on a professional level at all times.

EDUCATION AND/OR EXPERIENCE: LANGUAGE SKILLS: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to effectively present information and respond to manager, clients, customers, and the general public.
MATHEMATICAL SKILLS: Ability to calculate figures using addition, subtraction, and multiplication.
REASONING ABILITY: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
