Responsibilities:
- Supervise leasing operations across the entire portfolio, managing regional leasing teams and monitoring vacancy rates.
- Ensure the prompt handling of security deposits, move-in, and move-out processes.
- Oversee the preparation of bi-weekly and monthly property management reports and manage unit turnover processes, including oversight of Snapinspect.
- Guarantee adherence to LAHD and other regulatory standards.
- Mentor and develop property managers and regional managers on industry best practices.
- Lead the recruitment, onboarding, and training of new staff, including crafting job descriptions, screening candidates, and preparing offer letters.
- Maintain and update staff lists and vendor master contacts for essential services (e.g., elevators, pest control, HVAC).
- Optimize workflows, revise manuals, and establish standardized protocols across leasing, maintenance, and property management teams.
- Perform rent roll audits and tenant ledger evaluations to ensure maximum revenue generation.
- Oversee the processing of commissions and monthly leasing performance reports.
- Manage capital expenditure projects and significant repairs, such as those involving elevators, roofs, and boilers.
- Prepare documentation and responses for ongoing litigation (approximately six cases) and serve as the records custodian.
- Handle incident reports, workers' compensation claims, and insurance matters.
- Coordinate necessary state and federal training sessions (e.g., Fair Housing, Sexual Harassment).
- Lead initiatives aimed at operational and organizational enhancements in anticipation of substantial portfolio expansion.
- Collaborate with contractors, property owners, and vendors to define project scopes, budgets, and strategic renovations.
- Address escalated tenant concerns, including those involving tenant unions, by establishing documentation protocols and training resources.
- Utilize Appfolio for property management functions, oversee digital advertising efforts (e.g., Apartments.com, Appfolio campaigns), and refresh web content as necessary.
Qualifications:
- A bachelor's degree in Business, Real Estate, or a related discipline is preferred.
- Significant experience in property management, particularly in overseeing multi-site operations and leasing activities.
- At least 10 years of industry experience, with a focus on multifamily, affordable or workforce housing.
- Proven capability to design and implement efficient operational systems, procedures, and training materials.
- Demonstrated proficiency with property management software, preferably Appfolio.
- Strong leadership, communication, and analytical abilities.
- Experience in litigation preparation, compliance management, and vendor contract oversight.
