EXPERIENCED MAINTENANCE MANAGER

Position: Maintenance Manager Reports to: Executive Director

Classification: Non-Exempt/Hourly Job Type: Full Time

Summary

The Maintenance Supervisor is responsible for maintaining overall cleanliness, safety and function of community. Oversee all outside contracts and vendors related to community maintenance.

Essential Duties and Responsibilities include the following. Other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

• Walk through community (including parking area) at beginning and end of shift to monitor general condition and tidiness of environment.
• Develop community-specific fire safety, disaster and evacuation procedures.
• Develop and train staff to conduct fire drill per local regulations and Community policy.
• Repair drywall and touch-up paint as needed.
• Keep Maintenance Log with list of requested and completed repairs.
• Develop preventative maintenance schedule and follow schedule.
• Maintain contracted services for community elevators, HVAC, hot water, landscape and other community operations as needed.
• Repair bathroom fixtures and plumbing as needed.
• Clean light fixtures on exterior and interior of the building.
• Change light bulbs on exterior and interior common areas of the building.
• Clean and wax kitchen floor quarterly.
• Clean and wax bathroom floors in the common areas and the laundry rooms.
• Remove lint from dryer filters and clean behind dryers.
• Other tasks or responsibilities as assigned by any member of management.
• Acts as the person in charge in the absence of the Executive Director and other managers/department heads.

Minimum Qualifications and Skills

• Must be able to cope with the mental and emotional stress of the position.
• Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
• Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents, coworkers and others.
• Must be in good general health and demonstrate emotional stability.
• Must be able to relate with sensitivity to and work with ill, disabled, and elderly.
• Must be able to assist in the evacuation of the residents.
• Must be able to move intermittently throughout the day with sitting, standing, bending and lifting.
• Must be able to speak, read and write the English language in an understandable manner.

Pre-service dementia care training is required prior to hire.
A certificate of completion shall be provided.

Maintenance Manager

Education and Experience
Must have at minimum 1 year experience in maintenance and upkeep of a large community preferably in a health service-related field
Must have completed or will complete Leadership courses.

Other Requirements

Routinely performs duties in a safe and conscientious manner. Able to follow instruction, accept constructive criticism, work harmoniously with others, work varied shifts, able to work with ill, disabled, elderly and emotionally upset residents. Must have knowledge of professional cleaning equipment and supplies.

Universal Precautions

Exposure to blood/bodily fluids is unlikely.

Physical Requirements

Must be able to push, pull and move supplies, etc. in excess of fifty (50 pounds).
