Job Summary

This position requires the ability to perform duties and direct others. You must have experience with and good working knowledge of preventive maintenance and corrective repair of the building, mechanical equipment, and grounds. Daily work will involve inspection of and repairs to: Pool, grounds, mechanical equipment, and roof systems, general maintenance, repairs and orderliness of the entire building, record keeping, oversight of maintenance staff, planning of projects, ordering supplies, and reporting to and coordinating with the Association Manager.

Responsibilities include:

• Routine – daily, weekly, monthly, and periodic routines must be adhered to in order to maintain the integrity of the building and all machinery.
• Duties / Work Orders – Prompt completion of assigned work, ability to track and log duties completed, and assist with keeping inventory.
• Customer Service – Provide the highest quality of service to owners, other staff members, and guests
• Record-Keeping - Maintain building operations and repair logs.
• Appearance - Comply with dress code and building requirements
• Relationships - Develop good working relationships with all staff and residents.

Experience and understanding of :

• Pool Maintenance - daily chemistry as well as routine maintenance (CPO Cert)
• Irrigation - routine testing, repairs, and maintenance
• HVAC Systems – air handlers, exhaust systems, cooling towers, and pumps.
• Security Systems – Fire pump, main panel and alarm systems, fire extinguisher, emergency generator
• Plumbing – Domestic water pumps, piping, valves, toilet, sinks, faucets.
• Electrical – Main feed, main breaker, circuits, wiring outlets, lighting, and ballasts
• Doors / Windows – Repair and service locks and hardware, cleaning.
• Walls/Floor/Ceiling – Ceiling tiles, carpet, floor tiles, fixtures, painting.
• Energy Management – Ensures measures are taken to operate all building systems in the most efficient manner and keep costs at a minimum.
• Cleaning/Janitorial –common areas, shop, shed, roof, restrooms, grounds, parking lot, and more.

Must be able to lead and train others and complete tasks properly, safely, and efficiently. Willing to follow directions and answer to Association Manager and Board of Directors.

QUALIFICATIONS AND REQUIREMENTS

• MUST HAVE *hands-on building maintenance and supervisory experience
• Reliable transportation and must have a valid driver’s license; no DUI or DWI
• Ability to lift 1-50 lbs., bend, stoop, kneel, crawl, climb ladders, prolonged standing
• Entry-level computer skills required.
• Strong interpersonal and communication skills; must function as part of the overall team.

WORKING CONDITIONS

• Required to work indoors/outdoors, mechanical and electrical in enclosed spaces
• Working hours: Monday – Friday 7:00 am–3:30 pm (schedule may vary)
• Hourly position, work hours are 40 per week on a regular basis
