About Our Company :

Paradigm Properties Group manages three lively student housing communities close to the SRU campus, offering 183 apartments that are home to about 550 residents. Plus, we have a lovely little community about a half-hour south with 28 cozy duplexes.

Description of Role :

Carry out all necessary maintenance and repairs in vacant apartments to ensure they are ready for new residents, as well as in occupied apartments to keep them well-maintained. Collaborate with team members to diagnose, assess, and address issues, such as electrical, plumbing, heating / cooling systems, appliance repairs and replacements, drywall repairs and installations, and furniture replacements. Additionally, perform general maintenance and janitorial tasks to maintain the property's physical condition and appearance.

Responsibilities :

  • Perform maintenance and repairs on plumbing, heating / cooling systems, electrical systems, carpentry, appliances, and mechanical systems
  • Respond promptly to service calls from residents, ensuring all repairs are completed in a timely and efficient manner
  • Be available for on-call and after-hours emergency maintenance as required and on a rotating basis
  • Complete maintenance tasks for apartment turnovers, ensuring that apartments are returned to a move-in ready condition for new renters
  • Stay aware of ordering needs by utilizing an inventory tracking system in mobile software and by occasionally conducting physical inventory counts
  • Execute preventive maintenance procedures to keep equipment and systems in proper working order
  • Manage drywall repairs and painting as needed
  • Maintain the grounds of the community, ensuring curb appeal and general appearance are satisfactory Perform janitorial duties to maintain the cleanliness and upkeep of both exterior and interior corridors as well as common area spaces as needed
  • Conduct snow removal and apply calcium treatments to the exteriors of buildings
  • Accompany vendors and subcontractors around the property and in apartments as required
  • Work within the expense limits established by the Property Manager
  • Interact professionally and courteously with residents, vendors, contractors, and coworkers, treating each individual equally and fairly with a fair housing mindset
  • Maintain open and consistent communication with the Property Manager and coworkers, contributing to a positive and friendly work environment
  • Ensure that safety standards are implemented and adhered to according to the Employee Handbook, while complying with all company, local, city, state, and federal guidelines
  • Special projects and additional responsibilities may be assigned from time to time by the Property Manager and will be included in the job scope

Requirements :

  • Minimum of 2 years of experience in residential maintenance is required
  • A valid driver’s license is mandatory
  • Applicants must have a clean criminal record
  • Reliable transportation and proof of insurance are required
  • Punctuality and good attendance are essential
  • Excellent communication skills, a strong work ethic, and a positive attitude are a must
  • A reliable smartphone is required, along with the ability to use or learn necessary software
  • Proficiency in emailing, texting, and using phone apps is expected
  • A passion for troubleshooting and repairing is important
  • Ability to learn and adapt to changing regulations is necessary
  • Must be able to work independently with minimal supervision, as well as collaboratively when needed.
  • Capable of walking the community grounds, even in inclement weather
  • Must be able to stand, bend, kneel, reach, twist, and lift as needed
  • Ability to move heavy items, including appliances, furniture, and equipment, is required
  • This position requires exerting 10-20 pounds of force constantly, 25-50 pounds of force frequently, and occasionally 50-100 pounds of force
  • Candidates must supply their own hand tools, including but not limited to, a hammer, screwdriver, drill, wrench, tape measure, and a small mechanic’s tool set
  • Work Schedule :

  • Full time, Monday-Friday, 8 : 00 am-4 : 30 pm summer hours 7 : 30 am-4 : 00 pm, mid-May through early-July only
  • Able to work on-call on an as-needed basis and on rotation which includes after-hours, weekends, and holidays

  • Move-out period : MANDATORY overtime for apartment turnovers which includes Saturdays and Sundays, and no time off during this time the move-out period is from mid-July through the end of August
  • Move-in period : possible overtime for apartment move-in maintenance, may or may not include Saturdays, depending on workload during September only
